Superbly presented cottage extended to offer 4 double bedrooms. Secluded sunny garden overlooking fields yet close to the city. Perfect blend of period character & practicality with plentiful space inside and out!

Summary - This delightful period house offers a charming reception room with an open fireplace and a delightful kitchen/breakfast room. A stunning vaulted conservatory overlooks the garden and makes a wonderful winter garden.

Home working can be easy as there are 2 potential home offices. There are four double bedrooms, a family bathroom and a shower room.
The extended part of the house could be used to provide a separate annexe if wished.

The south-west facing rear garden has Mediterranean and scented planting with olive trees, lavender, rosemary, mint, bay trees, lilac, honeysuckle, wild poppies and a fig tree. The garden is secluded and overlooking fields.

Location - Hallen is a village location just outside the city boundary that offers convenient access to M5 & Cribbs Causeway as well as Blaise Castle, Westbury-on-Trym & Bristol. There is a popular village pub in Hallen called the "King Billy" as well as Hallen Village Hall and a thriving football club. Various community events are held at the Village Hall and in the grounds.

Henbury Leisure Centre with a swimming pool, gym and multiple fitness classes is within walking distance.

Walks across the fields can take you to Blaise Castle Estate as well as the local nature reserve or up to the Spanorium Skyway.

Accommodation - See the floorplan for room measurements.

Ground Floor -

Entrance Hall - Entrance via a back door, with space for coats and shoes with access to both the kitchen / breakfast room and the annexe/second reception room.

Kitchen / Breakfast Room - Delightful cottage style kitchen/breakfast room offers plenty of space for cooking and food preparation as well as a kitchen table. The kitchen units provide generous storage space including a pull-out larder. "Fired Earth" tiles have been used for walls and flooring. Windows on three walls provide plenty of natural light. There is a compact wall mounted boiler.

Sitting / Dining Room - Delightful period character - an open fireplace with an original tiled fire surround and a pair of alcoves creates cosy welcoming charm.

This room was originally two separate rooms that now form the main reception room over 20ft in length. A large square bay window next to the front porch looks over to trees at the front and double french doors at the back give access to the conservatory and garden.

Conservatory - This light-flooded vaulted room captures warmth from the sun throughout the year. Two large radiators provide heating if required, so the room could be used all year round as a winter garden. Currently used as a dining room providing a wonderful space for entertaining and relaxing.

The room overlooks the Mediterranean style south-west facing garden patio with rosemary, lavender and olive trees.

Home Office - The original cottage kitchen and washroom have been converted to a cosy home office/library which is accessed by steps up from the main reception.

First Floor -

Landing - Stairs from the main reception room lead up to the Landing. This provides access to three of the double bedrooms and the family bathroom. Two loft spaces are also accessible.

Bedroom Two - This double bedroom was part of the original cottage and includes built in floor to ceiling storage.

Bedroom Three - This light double bedroom has windows to both the front and side aspects and catches the early morning sun. The floor to ceiling built in storage offers plenty of hanging space and shelving.

Bedroom Four - Large window providing wonderful views over the garden and fields behind. Useful over-stairs storage cupboards.

Bathroom - Well-fitted with a four-piece bathroom suite comprising bath, concealed cistern wc, wash basin and a separate shower cubicle.

Annexe - The house has been extended to offer a double storey side extension. These rooms are currently used as an additional part of the house but there is the option to use them as a guest suite or a separate annexe.

Annexe Reception Room - This charming room provides an adaptable second reception room that could be used as a playroom, music & homework room, TV room or home office.

Shower Room - Fitted three-piece suite comprising shower cubicle, wc and wash basin with tiled surrounds, electric heater, extractor fan and window to the rear.

Bedroom One / Guest Room - A generous double bedroom with large windows to the front and back providing wonderful views across the garden and fields beyond.

Outside -

Gardens - The south-west facing rear garden has a Mediterranean feel with olive trees, lavender, rosemary, mint, bay trees, lilac, honeysuckle, wild poppies and a fig tree. It is a haven for birds, butterflies and bees.
The garden is a south-facing sun trap with shady secluded areas. It is not overlooked. Mix of lawn, patio and paths and planting provide areas for barbecues, play and relaxation.

Vendor Comments - We have lived here for over 25 years and loved it so much. Our children grew up in this house and we extended and adapted it at different stages to suit our evolving family needs. We have appreciated the rural outlook and private garden yet being so close to Bristol.

Our children went to school in Westbury-on-Trym which is just 2 miles away. Some children in the village attend schools in South Glos as we understand that the village is in the catchment area for these schools.

Additional Information - Council tax band C in South Gloucestershire
