Description

Woodlands is a most impressive Edwardian country house, and is the central part of a small grouping of six houses. It sits to the north of Longforgan and the A90, and has lovely views south over the River Tay to Fife, particularly from the first and second floors, from where there are also views up the Carse of Gowrie. The house dates from about 1913 and was believed to have been built for the Peebles family, who were prominent local business people and it is thought that Winston Churchill may have stayed in the house, when he was an MP in Dundee. It is a most attractive, asymmetrical, stone built house, with a full height round turret. Internally it still retains many period features which have been beautifully preserved, such as original fireplaces and cornices, and a fine staircase lit by two Art Nouveau style stained glass windows. In recent years the house has been upgraded to a very high standard so that it is now an exceptionally comfortable family home, with a fabulous contemporary interior. With its good sized reception rooms, it is also perfect for entertaining. The house is characterised by its large bay windows and the turret on the southwestern corner of its imposing façade.

A private tarred drive off the main drive leads past the side of the house, to gravelled parking and turning to the rear, and continues on to meet the main drive again. A covered entrance and porch with flagstones, decorative floor tiles and double oak doors, opens to an imposing hall with a fireplace and original carved staircase, together with a rear entrance lobby and an understair cupboard. The south facing dining room has a bay window in the turret and a fireplace with a gas fire, while a part-panelled cloakroom has a wash basin, WC and mosaic tiled floor. A playroom was previously used as a study. Adjacent is the sitting room which has a beautiful oak panelled wall with fitted display cupboards and an open fireplace, together with a bay window overlooking the garden, an ornate ceiling and contrasting parquet flooring and a wall mounted Sony TV. There is a small office, together with a snug with a wall mounted Sony TV. The lovely dual aspect dining kitchen has fitted units with wooden worktops, a four oven AGA, undercounter fridge, twin sinks, NEFF dishwasher, Siemens microwave/oven and Miele coffee machine. There is ample space for informal dining. Beyond is a boot room with a side entrance door and Miele wine fridge and fridge/freezer, a WC with a washbasin, together with a boiler room with two wall mounted Worcester boilers, and a spacious utility/laundry room with fitted units including two Miele washing machines as well as two Bosch dryers, a wall mounted Panasonic TV and back door.

On the first floor, a galleried landing has a useful hanging cupboard. Bedroom 1 has a fireplace, as does bedroom 2, which also has a turreted bay window and a wall mounted Sony TV. Bedroom 3 has a fireplace and a wall mounted Sony TV, while bedroom 4 has hanging cupboard and an en suite with shower, wash basin and WC. On the second floor are three further bedrooms, with bedroom 7 having a fireplace, together with a WC with wash basin, and two useful storage cupboards.

The pretty front garden is enclosed by clipped beech hedges and includes lawns, flower and shrub borders, paved and gravelled seating areas and a summerhouse (2.4mx3m). Behind the house is a drying green, wooden garden shed (5.9mx3m), raised vegetable borders, further area of lawn and another garden shed (3.5mx2.2m). There is an additional area of ground beyond the main drive.

Location

Woodlands is situated in a very accessible location just to the north of the village of Longforgan, and to the west of Dundee, with south facing views over the River Tay to Fife. The village is within an area known as the Carse of Gowrie which stretches from Dundee along the River Tay to Perth. To the north are the Sidlaw Hills. The A90 dual carriageway is close by and Dundee city centre is easily reached. The property is well located for Ninewells Hospital, the Technology Park, the universities, Botanic Gardens and the airport, which are all located on the western side of the city. The A90 links to Perth and Edinburgh, and north to Angus and Aberdeen.
Being close to the county boundary between Perthshire and Angus, the area benefits from all the outdoor activities that both counties have to offer. There is sailing on the River Tay and lovely walks in the Sidlaws. There are also a number of fine links golf courses in the area including Barry, Panmure and of course, Carnoustie, which has hosted eight Open Championships, most recently in 2018. The ancient town of St Andrews, the home of golf and host to the oldest university in Scotland, is within commuting distance, while Gleneagles is also easily reached.
There is a primary school, village shop / post office, pub, bowling club and church in Longforgan. Dundee offers all the facilities expected of a major city. Secondary schooling is available at Harris Academy or at Perth High. Private schooling is available at the High School of Dundee, St Leonards, Strathallan or Glenalmond, as well as Craigclowan in Perth and Kilgraston. In Dundee there is a mainline railway station with services to both north and south, including a sleeper. Dundee is an established centre of excellence in education, life sciences, medicine and dentistry, and has renowned cultural facilities, including the V&A museum. Dundee Airport has direct flights to Heathrow, and Edinburgh Airport is easily reached.

From Dundee take the A90 towards Perth. Take the second turning to Longforgan and proceed under the dual carriageway and then take the turning on the left for Knapp, Tullybaccart and Littleton. The drive into Woodlands will be seen on the right after 0.3 miles. Proceed up the tree and rhododendron-lined main drive and the private drive into Woodlands will be seen on the left.

If coming from Perth on the A90 take the first Longforgan turning. Bear left at the roundabout and then left again, signposted Knapp, Tullybaccart and Littleton, and proceed as above.
