We are extremely pleased to have taken instruction in the sale of this magnificent family home which is situated in probably one of the more sought after areas of Prestwich on Perrymead, which is adjacent to Heywood Road and close to Bury Old Road, and extremely convenient for so many amenities.

To say it is conveniently placed is an understatement: there are a good selection of local shops on both Bury Old Road and Heywood Road. Heaton Park with its many attractions and events is on the doorstep and the village centre with its increasingly eclectic mix of bars, cafes and restaurants, together with its many independent and corporate retailers is literally only a short walk away.

The metrolink tram network has its nearest stations at Heaton Park or in the village centre and puts Manchester City Centre about 10 minutes away, and for those needing to travel further afield the M60/M62/M66 motorway networks are all on the Prestwich/Whitefield border at Jct 17 of the M60.

The property has large gardens to both its front and rear with access to the right hand side between the two, at the front is a lawned area with well stocked borders, and to the right of this is a block paved driveway for upto three cars, which extends down the right hand side of the property. The rear garden is the larger of the two and is fully enclosed, comprising of three separate areas but combined as one large entertaining area - ideal for those sunny afternoons in the summer months. Along the rear of the property is a wide 'indian stone' paved patio that then runs centrally down the length of the garden with more paving, decking and artificial grass along the way. At the bottom right hand corner is the garden shed which is to be included.

The property was built in the late 1920's, and one of the many qualities of the property is, it still retains many of its original features, which are extremely sought after by todays buyers i.e. original polished wood flooring, dado rails, picture rails and covings, decorative plasterwork to the ceilings and walls and ornate feature fireplaces. Despite the many appealing features, the property has also in recent years undergone a substantial programme of improvement which now provides a lovely fusion of original and modern.

The property was extended at the rear in 2016 and although the property is very deceptive from external appearance from the front elevation you just cannot appreciate what a difference this single storey full width extension at the rear has made to the already spacious accommodation.

The property is heated by gas central heating and is fully double glazed, all the fitted carpets, curtains and light fittings are to be included.

As you enter the property at the front right hand side you are straight into the hallway with its original polished wood floorboards, picture rails and covings and staircase off to the first floor. The next two rooms on the left are both generously proportioned reception rooms, each with their own differing qualities, the dining kitchen is on the right of the staircase - certainly not expected - exceptionally well fitted out in a light shade of 'gloss grey' with complimenting 'butchers block' style worktops and a range of integral appliances which are to be included.

The kitchen has a large central island extending through to the dining area with its bi fold doors the full width of the rear elevation, pitched ceiling above and three vellux rooflights.

The last room on this floor is adjacent to the second lounge and kitchen and could be used for a number of purposes, but currently is used as the fifth bedroom in the property, it has french doors out to the garden at the rear and also the advantage of an en-suite wet room. This would be ideal for an older member of the family, who perhaps wants to be with family but still a little independence.

On the first floor, you will find the four bedrooms, bathroom and en-suite shower room. There are three double bedrooms and one generous single bedroom. One of the doubles has the advantage of an en-suite shower room, but lets not forget the large family bathroom with its white suite and separate shower enclosure.

There is an access hatch on the landing at first floor level to the converted loft space which is accessed via a pull down ladder. This itself is like another room in the house with two vellux rooflights, central heating and a plentiful supply of cupboards and storage.

This is really a property for the viewing list, we are confident you will not be disappointed.

Why not give us a call and make your appointment.
