A1 Lettings is a family run, completely independent Lettings Agency with a polite and friendly team with the mindset of helping you find the right Tenant for your property.  We can offer very competitive fees, and offer you either a Full Management Service with the peace of mind that the whole matter is taken care of, full Tenant referencing is taken on all Tenants and regular inspections of the property carried out.  A full list of our charges is detailed below but we are always open to negotiation.  We also offer a Letting Only service, where you can appoint us as your Agent to find you a suitable Tenant and carry out all the required Tenant referencing.  Once the Tenant has moved into the property, it is passed over to you to run the matter yourself, again our fees are located below but we are always negotiable. If you are not happy with your current Agent, why not give us a call and talk to one of our friendly team to see how we can help you.  Terms and Conditions may apply with your current Agent and their Agency Agreement with you so we would always advise that you adhere to these terms and conditions before looking to instruct us to Let your property. As a safeguard and training aid, calls may be recorded or monitored. 

IN-HOUSE COMPLAINTS PROCEDURE

We are
committed to providing a professional service to all our clients and
customers.  When something goes wrong, we need you to tell us about
it.  This will help us to improve our standards.

If you have a
complaint, please put it in writing, including as much detail as possible.  We will then respond in line with the
timeframes set out below (if you feel we have not sought to address your
complaints within eight weeks, you may be able to refer your complaint to the
Property Ombudsman to consider without our final viewpoint on the matter).

What will
happen next?

<ul><li>We will send you a letter acknowledging receipt of
you complaint within three working days of receiving it, enclosing a copy of
this procedure.We will then investigate your complaint. This will
normally be dealt with by the office manager who will review your file and
speak to the member of staff who dealt with you.  A formal written outcome
of our investigation will be sent to you within 15 working days of sending the
acknowledgement letter.</li><li>If, at this stage, you are still not satisfied, you
should contact us again and we will arrange for a separate review to take place
by a senior member of staff. </li><li>We will write to you within 15 working days of
receiving your request for a review, confirming our final viewpoint on the
matter.</li></ul>

You will need
to submit your complaint to The Property Ombudsman within 12 months of receiving
our final viewpoint letter, including any evidence to support your case. 

The Property
Ombudsman requires that all complaints are addressed through this in-house
complaints procedure, before being submitted for an independent review.

TENANTS:1. Accompanied Viewings are carried out FREE OF CHARGE. 2. Should you wish to proceed with an application to rent a property through us, Non-Refundable Tenancy Application Fees are payable as follows;  Application fee: £200 per person (no VAT)Each Guarantor (if required): £150 (no VAT) If the applicant is a Company, then the above fees do not apply and a fee of £300 (no VAT) will be payable instead. 3. We do charge fees for copy correspondence £20 (no VAT), new Landlords’ referencing fee £20 (no VAT), early release from Tenancy Agreement £350 (no VAT), Late Payment Letters / Telephone calls Fee £25 &#43; £5 per day thereafter until the rent is paid in full. We do not charge for contract fees, inventory fees, check-in fees or check-out fees to Applicants. 4. If a Pet is allowed, we require an additional Pet Clause to be added to the Tenancy Agreement with a non-refundable charge of £200 (no VAT).5. A Tenancy Deposit Amount (as specified within the property details), is payable in cleared funds prior to the Tenancy start date. 6. An initial Rental amount (usually the 1st month) is payable in cleared funds prior to the Tenancy start date. 7. Residential Applicants will also be liable for Tenancy Renewal Fees should you wish to renew your Tenancy Agreement at the end of the initial Tenancy period. Our current Tenancy Renewal Fees are £85 (no VAT). 8. Terms &amp; Conditions apply. LANDLORDS:FULLY MANAGED:1. Accompanied viewings are carried out FREE OF CHARGE.2. Tenant Finder Fee: £300 (no VAT) payable at the creation of the tenancy from the first month&#39;s rent and on each and every subsequent new tenancy.3. A1 Lettings - Witham

Holding Deposit (per tenancy) One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any Guarantors) withdraw from the tenancy, fail a Right to-Rent check, provide materially significant false or misleading information, or fail to sign their Tenancy Agreement (and/or Guarantor Deed) within 15 calendar days (or other deadline for Agreement as mutually agreed in writing). Security Deposit (per tenancy. Rent under £50,000 per year) Five weeks rent. This covers damages or defaults on the part of the Tenant during the tenancy. Security Deposit (per tenancy. Rent above £50,000 per year) Six weeks rent. This covers damages or defaults on the part of the Tenant during the tenancy. Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears. Lost Keys or other Security Devices Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, and new lock and replacement keys for the Tenant and Landlord. Any other persons requiring keys will be charged to the Tenant. If extra costs are incurred there will be a charge of £10 per hour for the time taken replacing lost keys or other security devices. Variation of Contract (Tenant’s Request) £50 per agreed variation. To cover the costs associated with taking Landlord’s instructions as well as the preparation and execution of new legal documents. Change of Sharer (Tenant’s Request) £50 per replacement Tenant or any reasonable costs incurred if higher. To cover the costs associated with taking Landlord’s instructions, new Tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents. Early Termination (Tenant’s Request) Should the Tenant wish to leave their Contract early, they shall be liable to the Landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
