Letting fees information						The asking rent does not include letting fees. Depending on your circumstances and the property you						select, the letting agent may also apply the following upfront fees:					 <ul><li>general administration fees</li><li>reference fees (including credit checks, bank, guarantor, previous landlord, etc)</li><li>application fees</li><li>fees for drawing up tenancy agreements</li><li>inventory fees, including check-in and check-out fees</li><li>guarantor arrangement/application fees</li><li>additional occupant fees</li><li>pets disclaimer fees/additional pet deposit</li></ul> Fees may be charged on a per person, or per property, basis and will vary from agent to agent, so						confirm before viewing.

Tenant Holding Deposit: £ one weeks rentA non refundable deposit paid by a Tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is refunded or off set against the move in monies. To amend a tenancy: £50.00A charge made in order to administer a change to a tenancy including a replacement Tenant situation or early termination of a tenancy. Dilapidation Deposit: £ five weeks rentA deposit paid by the Tenant at the start of a tenancy which can be held either by Andrews or the Landlord for the duration of the tenancy. At the end of the tenancy, it is dealt with in accordance with the terms of the Tenancy Agreement. Company Holding Deposit: £300.00A non refundable deposit paid by a Tenant in order to secure a property whilst the administration takes place.If the let proceeds, this fee is refunded or off set against the move in monies. Company Reference Fee(including Tenancy Agreement): £400.00An administration fee in order that referencing can be completed on the Company including ID checks on the Occupiers, financial checks and any other relevant checks to assess affordability, as well as contract negotiation and arranging completion of the Tenancy Agreement. Guarantor Reference Fee(including Tenancy Agreement): £150.00An administration fee in order that referencing can be completed on the Guarantor including ID checks on the Occupiers, financial checks and any other relevant checks to assess affordability, as well as contract negotiation and arranging completion of the Tenancy Agreement. Extension Tenancy Agreement(each tenancy) £200.00An administration fee in order for a new fixed term to be negotiated and agreed together with any new ID checks and arranging completion of the Tenancy Agreement. Dilapidations Deposit: £ six weeks rentA deposit paid by the Tenant at the start of a tenancy which can be held either by Andrews or the Landlord for the duration of the tenancy.At the end of the tenancy, it is dealt with in accordance with the terms of the Tenancy Agreement. All fees quoted are inclusive of VAT at the prevailing rate where applicable.
