After four years of strong house price growth and high demand, 2023 was a more challenging market for sellers. Though house prices fell nationally, rental values locally continued to reach record levels.
In recent years Sutton has seen a high volume of Hong Kong buyers that have re-located here and it’s not difficult to understand why Sutton is so popular…... low crime rates, good transport links and first class schools.
Looking ahead, in 2024 with interest rates finally levelling I suspect those buyers who remained cautious due to easing prices and increased borrowing costs, will start looking again to buy. With a significant proportion of other agents listings seeing at least one reduction prior to a sale, some buyers may adopt a ‘wait and see’ approach but early signs are that more buyers are looking to buy.
Notwithstanding, demand for properties in the catchment areas of The Avenue School, Manor Park, Westbourne Primary, Sutton Grammar, Glenthorne and St Philomena’s continue to get strong interest quickly, though it is our opinion that over ambitious asking prices that are simply “not achievable” will do more harm to sellers than good.
