Castle Estates office opened in the heart of Bramhall village in September 2003.  We’re proud to be a small independent agency locally owned and managed.  Our primary aim is to build strong relationships with our landlords and tenants alike; providing excellent customer service with close attention to detail. For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants(or anyone acting on the tenants behalf) the following permitted payments HOLDING DEPOSIT A holding deposit equal to1 weeks rent is payable upon the start of the application and to reserve the property Successful Applications - any holding deposit will be offset against the initial Rent and Deposit, with the agreement of the payee. Fees payable in accordance with the Tenant Fees Act 2019: Additional variable charges may apply during the course of the tenancy Reasonable costs of actual replacement keys or other security devices and lock change if required; Contract Variation - Admin charge capped at £50 including vat or, if lower, any reasonable costs Contract Termination - Capped at landlords loss or the agents reasonably incurred costs Utilities, communication services(eg. telephone, broadband) TV licence and council tax. Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate, when rent more than 14 days late.
