contract Holder  Information There are fees, charges and costs that may become payable by a contract holder  during the contract. Please read this information carefully before viewing a property or signing a tenancy. Applying for a property. Complete an Application form and pay a Holding Deposit. To reserve a property you will need to pay One weeks rent. This will form the payment of the first months rent should your application be successful. Should your application be unsuccessful for one of the following reasons, the holding deposit will be retained; -Should any relevant person (including guarantor) withdraw. -Provide false or misleading information -Fail to take reasonable steps to enter the agreement within 15 calendar days or an otherwise agreed date. -Fail the referencing checks. Security Deposit Equivalent to one months rent plus £100. This can be higher e.g.Pet Deposit. The Deposit covers Damages and/or Defaults during the contract, and is Government Protected. Additional Charges. (When Applicable) Early Termination Request by Contract Holder - Should you  wish to leave the contract early, they will be liable to pay the Landlord’s Re-letting Costs, as well as the rent due until re-let. To administer these changes there will be a charge of £60 inclusive of vat. Utilities. Unless otherwise agreed and noted within the contract, the contract holder  will be liable to make payments to the suppliers for the use of the following services(where applicable); Utilities(gas, electric, water), Entertainment & Communications(Cable/Satellite, phone, broadband services-both installation and subscription) TV Licence, Council Tax. Late Rent. Should the rent be late by more than 14 days, a £30 including vat charge will apply, and every 14 days until the arrears are cleared. Lost Keys. Tenants are liable to the cost of replacing any lost keys, or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys will be charged to the tenant, along with a fee of £18 including vat to administer the changes/replacements. Damage to Property -default charges Tenants are liable to the actual cost of rectifying any damage that they cause to a property as a result of negligence, misuse or failure of the Tenant (includes visiting family and friends) to act reasonably, plus an hourly fee of £18 including vat to administer the required repair and/or replacement. Missed Appointments £18 including vat will be charged to tenants for any pre-arranged appointments missed made for Utility Companies, Landlord/Letting Agent and Contractors. Out of hours call-outs £18 including vat will be charged where it is the fault of the Tenant, including the entire invoice charged for the works by the Contractor.
