Our family business, Freelancer, initially started trading as a lettings agency in 2012. From the first day of trading we were licensed members of ARLA, members of the Property Ombudsman scheme and accredited with the National Landlords Association. We are now licensed members of the Welsh Government’s Rent Smart Wales scheme. We moved into sales relatively recently, coerced into it by our landlords with properties to sell who only wanted to deal with us. Our track record to date has been exemplary, with our fastest sale taking place after the first viewing after just 2 days. So what makes us special you might ask.... As an independent family business we are motivated to keep our customers happy. From the beginning of your sales or lettings journey we promise to give you our undivided attention. We&#39;ll get to know each other well so you don&#39;t have a stranger answering your calls. Many of our clients have become personal friends on Facebook - and we love making new friends! As a small business we are able to act quickly in the leads we receive, whether it is for a sale or let. Strike while the iron is hot and all that. Tenancy administration and setup fee is £240 (incl VAT) for upto 2 people. An additional fee of £60 is required for each further applicant and guarantor.

Holding Deposit (per tenancy): One week’s rent.This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). Applicant providing false or misleading information.We may be entitled to retain a holding deposit should an applicant provide false or misleading information at the time of applying for a tenancy. Applicant failing to enter a tenancy agreementShould an applicant choose not to enter a tenancy agreement, or fail to take reasonable steps to enter a tenancy agreement, we may be able to retain the holding deposit. Early Termination (tenant’s request)Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as rent due under the tenancy until the start date ofthe replacement tenancy. These costs will not be more than the maximum amount of rent outstanding on the tenancy Missed appointmentsWhere the actions of the tenant results in a missed appointment, the tenant is liable for any actual costs incurred, such as contractor charges. Avoidable or purposeful damage to the propertyTenants are liable to the actual cost of remedying any damage incurred as detailed in a contractor’s invoice. Lost key(s) or other Security Device(s)Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. Emergency/out of hours call-out feesWhere the actions of the tenant results in the agent (or their nominated contractor) attending the property outside of normal office hours, the agent’s time to remedy the situation is charged at £30 (inc. VAT) per hour plus any actual costs incurred (such as contractor invoices).
