Tenant Fees and TermsHolding deposit – One Weeks RentTo reserve a property, a deposit is required of one week’s rent. This will be withheld if you withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information, or fail to sign your tenancy agreement within 14 calendar days.Security deposit – Five Weeks RentThis covers damages or defaults on the part of the tenant during the tenancy.Late / Unpaid Rent – 3%Interest will be charged at 3% above the Bank of England base rate from the rent due date until paid, in order to pursue non-payment of rent. Please note this will not be levied until the rent is more than 14 days in arrears.Lost Keys or Security devicesTenants are liable for the cost of replacing any keys or security devices. The cost of a new key will be £15 per hour of staff time plus 45p per mile if George Edwards have to travel to you, along with the cost of cutting a new key. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant along with staff time at the above rateChange of Sharer - £50If you need to change the names of your tenancy agreement, a standard charge of £50 will apply for the first change, along with an additional £25 per person to cover referencing and associated costs.
