Prospective tenants interested in renting a property through Goldschmidt &amp; Howland will need to be aware of the following pre-tenancy costs that may be due prior to the commencement of a tenancy. Please further note that in some situations properties may be advertised on behalf of another letting agency or managing agent, in which case the following fees and charges may vary and prospective tenants will be advised of any such variation in fees and charges on the specific enquiry of such a property - tenancy administration fee £180.00 per tenancy credit reference charges £48.00 per Tenant /Guarantor (£84.00 per Tenant if a Company ) reservation fee Equivalent to two weeks rental - these funds are deductible from the first month&#39;s rental should the tenancy proceed security deposit Usually equal to six weeks rental but may vary dependent on the terms agreed inventory costs The inventory costs are normally split equally between the Tenant and the Landlord and may vary dependent on the size of the property

Tenancy InformationGoldschmidt &amp; Howland are members of Propertymark Client Money Protection Scheme &amp; The Property Ombudsman Independent Redress Scheme. For Assured Shorthold Tenancies : Holding Deposit Equivalent to one weeks rental per tenancy. Please note that this will be withheld if the tenant or guarantor withdraw from the tenancy, fails a Right to Rent check, provides false or misleading information, unreasonably delays responding to reasonable requests for information or fails to sign the tenancy agreement by the Deadline for Agreement date.Security Deposit - 5 weeks rental per tenancy for Rent under £50,000 per year. 6 weeks rental per tenancy for Rent of £50,000 or over per year.Variation of Contract - £50 (inc VAT). If a tenant requests a variation or assignment of a tenancy, or a replacement or an addition of a tenant/occupier, during the tenancy, the tenant will be liable for the Variation of Contract Fee for the preparation of any documents in relation to each variation.Early Termination - Should the tenant agree with the landlord to terminate the tenancy before the tenant is permitted to do so, the tenant will be responsible for indemnifying the landlord and the agent for any losses and reasonable costs incurred as a result of the early termination and in the re letting of the property.Lost Keys, Fobs/Security Devices - The tenant will be liable for the costs incurred in replacing any keys, fobs or other security devices that are lost during the tenancy for the property and the building where necessary.Unpaid Rent - Interest at 3% above Bank of England Base Rate on any rent or other money payable under the Tenancy Agreement remaining unpaid for more than 14 days after the day on which it became due. For Non-Housing Act Tenancies (Common Law &amp; Company Tenancies) :Holding Deposit - Equivalent to 2 weeks rental per tenancy. Please note if the tenant or guarantor withdraw from the tenancy, fail the referencing, or the tenant or any occupant fail the Right to Rent checks, the tenant will be required to compensate the landlord and Goldschmidt &amp; Howland by paying up to the full amount of the Holding Deposit for the reasonable costs incurred in preparing the property for the tenancy or complying with any of the special conditions. If the property is withdrawn from the market the tenant will be required to compensate the landlord for an amount equal to the rent for the period that the property is withdrawn from the market.Security Deposit - Equivalent to 6 weeks rental per tenancy. An additional 2 weeks rental will be required for pets.Amendment to Tenancy Agreement/Change of Tenant - £500 (inc VAT) per amendment/change of tenant. Each new tenant/guarantor will be liable for a Reference Fee of £48 (inc VAT).Early Termination - Should the tenant agree with the landlord to terminate the tenancy before the tenant is permitted to do so, the tenant will be responsible for the repayment of the pro-rata letting or renewal fee paid plus any additional reasonable costs incurred by the landlord in the re letting of the property.Reference Fee - £48 (inc VAT) per tenant or guarantor.Tenancy Agreement (per tenancy) - £250 (inc VAT). Preparation and drawing up of the tenancy agreement. Please note that the Tenancy Agreement and Reference Fees are non-refundable should the tenant or guarantor withdraw from the tenancy, fail the referencing, or the tenant or any occupant fail the Right to Rent checks.Renewal Fee (per tenancy) - £144 (inc VAT). Contract negotiation and arranging a memorandum of renewal agreement.Inventory Check Out - This cost is dependent on the type of property, please see below the range of costs:Studio - 5&#43; bed £132 - £288 (inc VAT)Unpaid Rent/Returned Payments - Interest at 4% above Bank of England Base Rate from date due.
