Tenant information guide: Payments & Holding deposits: We must have cleared funds at each stage in order to progress your application. We have 2 options either a online payment using a platform or (for some properties only) we accept direct bank transfers to our client account and if needed we will provide the bank details. Holding Deposit* – payable at the point of application equivalent to 1 weeks pro rata rent. – to act as a holding deposit that will be taken off the move in costs following successful referencing and taken from the owed balance prior to the agreed tenancy start date. * This may be a non-refundable payment - This fee is non-refundable should you decide not to progress your application/sign your tenancy agreement within 15 Calendar days (unless otherwise mutually agreed) or if you have given false/misleading information on the application form or any applicant fails a Right to Rent check. - It will be returned to you in the event the landlord is unable to proceed. Company Referencing charged at £200+vat totals £240inc vat – companies ONLY Security Deposit – Equivalent to FIVE WEEKS PRO RATA RENT payable at the point of signing the Tenancy Agreement, prior to any occupation, and refundable in full at the end of your tenancy providing all of the terms of tenancy have been met and the property is returned in a satisfactory condition in accordance with the Inventory. No interest will be paid on the security deposit. All deposits received will be protected in accordance with the legal requirements. Held and registered with the deposit protection service. The DPS, The Pavilions, Bridgwater Road, Bristol, BS13 8AE. First Month’s Rent – payable prior to the signing of the Tenancy Agreement in fully cleared funds. We cannot permit entry to the property under any circumstances until the first month’s rent and the Security Deposit have been paid in full. During the Tenancy (payable to the Agent) -Payment of interest for the late payment of rent 3% above Bank of England base rate. During the Tenancy if applicable (property dependant) you will be liable to cover: Utilities – gas, electricity, water and sewerage Communications – telephone and broadband Installation of cable/satellite Subscription to cable/satellite supplier Television licence Council Tax Lost Keys or other Security Devices: Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord & any other persons requiring keys will be charged to the tenant, cost depending at the time needed. Variation of Contract/addendum: (At Tenant’s Request and if agreed by Landlord) - £50 (inc VAT) to cover agents costs in contacting landlord, taking landlord instructions & preparations of the addendum (if requested) while updating files and systems. Early Release (only if agreed with the landlord): If you need to leave the property prior to the expiry of the fixed term, you will have to pay the rent and all other outgoings until any new tenant is in occupation or until the expiration of any remaining tenancy period. If you leave under these circumstances, you will be charged a re-arrangement fee that the landlord incurred at the commencement of the tenancy. This will be requested to be with us before we commence marketing. You will also be liable for full rental obligations until a new tenancy date is agreed and all other affiliated costs with the property until such point. Your landlord withholds the right to agree an early release of tenancy in a fixed term or along with contractual fixed term obligations.  Tenant Protection: We hold client money protection through Client Money Protect and are also a member of The Property Redress Scheme.
