﻿INITIAL FEES:Once you have selected a property, you have to pay, as a minimum, administration (agency) fees and referencing fees. We will then take the property off the market reserve it for you. Because of this, no fees are refundable if you change your mind. ADMINISTRATION FEE:Each adult will need to pay us an administration fee. There is a standard fee for every adult who will appear on the tenancy agreement. Once a tenancy is in place, there is a subsequent fee for any alterations. APPLICATION &amp; REFERENCING:We may use an external referencing agency. In order for you to be referenced you will need to complete an application form and the fee for this depends on circumstances and whether it is a full reference check. You need to earn at least 2 ½ times the equivalent yearly rental figure, have been in full time employment for at least 6 months, and have a good credit history. If you share a property, separate reference forms must be completed and a fee is payable for each one. A married couple can pay a reduced fee for their spouse, if we can get away with only doing a credit check, however two full fees might be needed to achieve the earnings multiple. You will have to provide us with evidence of identification before occupation (i.e. Passport, Driving Licence, worksphoto ID card). Also, unless you are on the voters list, you will need to provide evidence of where you live with something like utility bill or mobile phone statement. It is possible that you may need a guarantor. If we know at the start, you will be informed, though once the referencing company starts their work they may decide that one is required. Any guarantor will need to show income of at least 3 times the annual rent and have a good credit history. SECURITY DEPOSIT:If you are not able to take up occupation within seven days, you will also need to pay a ‘Goodwill’’ or Holding Deposit’ equal to the Security Deposit. This money is not an additional charge and is deducted from the total money due to be paid before occupation. Should you fail to take up tenancy, you will normally lose this money. It is standard practice to pay a Deposit, sometimes called a Bond, on all the tenancies. This is held as ‘’stakeholder’’ by ourselves in a separate client account or is passed to the landlord. The agreement will say who holds the deposit. This amount is a minimum of a months rent. Sometimes 2/or more months rent is required, though certain conditions normally apply for this. Students will have to pay a deposit of 2 months rent but can pay 1 months if paying termly rent at the start of each term provided there is a UK based guarantor. OUR FEES, PER PERSON ( INC VAT, WHERE APPLICABLE): Company Lets/ administration fee      £240.00  In addition to these fees, both the one months rent and deposit amount, must be paid.  <ul><li>All fees must be paid by cleared funds before you take occupation</li></ul>
