The information given below is provided to ensure you are fully informed of any fees and costs involved in renting a property through Hunt and Nash.Rental Default Payments                                                                                         Interest will be charged at 3% above Bank of England Base Rate, if a rent payment is more than 14 days overdue, for each day the rent is outstanding.Loss of Keys or other Security DevicesA charge will be made for the loss of a key or other security device providing access to the dwelling.  This will amount to reasonable costs incurred and evidence of these costs will be provided.Holding DepositThe holding deposit, being one weeks rent, shall be retained should the Tenant:*   notify the Landlord/Agent before the deadline for agreement that they have decided not to proceed with the tenancy;*   fail to take all reasonable steps to enter into a tenancy agreement;*   fail the Right to Rent check or if it is found that false or misleading information has been provided.Changes to the Tenancy Agreement requested by the TenantShould a tenant request a change in the tenancy agreement, such as a change of sharer or permission to keep pets in the property, a reasonable charge will be made for the administration involved to amend the tenancy agreement.Early Surrender of TenancyThe Tenant shall be responsible for all Landlord costs for the administration and referencing charges for the new Tenant.The Tenant shall be responsible for all rental payments until a new Tenant is found or the term of the tenancy expires.PetsWhere a landlord will accept a pet in the property an additional £25.00 per pet, per month, will be required throughout the duration of the tenancy.Hunt and Nash Estate Agents are members of The Property Ombudsman and subscribe to the Code of Practice for Letting Agents.  Membership No.T01747 Client Money Protection with Propertymark.
