TENANTS - Persons over the age of 18, who will be responsible for rental payments, in full or in part, are required to be referenced through a Third-Party Referencing Company as a Tenant. In order to pass such checks, the Tenant must have a clear credit file (i.e. no CCJs, Bankruptcy, IVAs etc) and have a verified income, pension or savings equal to 2.5 times the monthly rent of the property. If not, unfortunately you will not be able to pass the required checks. Please note that Zero-hour contracts cannot be verified, therefore any income from said contract would not be taken into consideration. In some cases, for income below the required threshold, or you have poor credit, Landlords may accept a Guarantor or 6 months’ rent in advance. Please however check with us prior to referencing. GUARANTORS - If applicable and a Landlord is accepting of a Guarantor in support of an application, a Guarantor would also undergo referencing checks and need to show verified income, pension or savings equivalent to 3 times the monthly rent of the property. A guarantor must also have a clear credit file with no history of Bankruptcy, IVA or CCJ. Subject to passing the required checks and the Landlord being happy to proceed, we will contact the Tenant to arrange a date for commencement of the tenancy and for the tenancy paperwork to be prepared. Before commencement the following is to be paid:- • Deposit/Bond equivalent to a maximum of 5 weeks rent where the annual rent for the property is less than £50,000 or up to a maximum of 6 weeks when the annual rent exceeds £50,000. The deposit/bond is taken and held against the tenancy to cover any damages etc caused to the property by the Tenant as outlined in the Tenancy Agreement. • One month’s rent in advance In addition to paying the rent, a Tenant may also be required to make the following permitted payments:- Unpaid Rent - Interest charged at 3% above the Bank of England Base Rate, to pursue the unpaid rent. Such charge will not be levied until the rent is at least 14 days in arrears although the interest will be backdated. Replacement locks/keys - Tenants are liable for the full cost of a locksmith should any lock required to be replaced due to damage being caused and not due to wear and tear. Replacement of lost keys/security device is also at the sole cost of the Tenant. If the loss of keys also results in locks needing to be changed, the cost of the locksmith for the new lock and replacement keys for the Tenant and any other persons requiring keys will be charged to the Tenant. Variation to Tenancy Terms - Charged at £50.00 (incl. VAT) per variation. This covers all associated costs with regards to liaising with the Landlord, taking instructions, preparation/signing of new Tenancy documentation. This charge would also be applicable in the event of change of sharer/replacement Tenant including new Tenant referencing, Right-to-Rent checks, preparation and signing of new Tenancy documentation etc. Early Termination of Tenancy - Should a Tenant wish to end a tenancy early, subject to the Landlords consent, they will be responsible for the Landlord’s associated costs in re-letting the property. Rent and all other outgoings will remain applicable until the start date of the replacement tenancy.
