TENANT FEES Referencing Fee                                     We do charge any fee for referencing. Variation of Contract (Tenants Request)£25 (Inc vat)Where a tenant wishes to amend a tenancy agreement (for example adding or removing a tenant from the tenancy agreement) at their request a fee will be charged to cover the costs of preparation and execution of new legal documents. Early Tenancy Termination£300 (Inc vat)Where a tenant wishes to terminate their tenancy before the agreement end date they will be subject to paying the landlords set-up fee as well as all due rent up until the start date of the replacement tenancy. (Early termination can only be granted if a new tenant is obtained by the agent to replace the existing tenant). Holding DepositA Holding Deposit of no more than 1 weeks rent will be taken to reserve the property whilst the referencing process is being carried out. This amount is deducted from the due Tenancy Security Deposit or the First Months Rent if using the Deposit Replacement Scheme.This amount will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy application, fail a right to rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and or deed of Guarantee) within 15 calendar days (or other deadline for agreement as mutually agreed in writing).  Property Redress Scheme &amp; Client Money ProtectionLancashire Lettings are members of the Property Redress Scheme and hold Total Loss Client Money Protection through our accreditation company the UK Association of letting Agents.
