BEFORE YOU MOVE IN Set Up Fee (tenant’s share): £360 (inc VAT) for up to two tenantsReferencing up to two tenants (identity, immigration and visaconfirmation, financial credit checks, obtaining references from currentor previous employers / landlords and any other relevant informationto assess affordability) as well as contract negotiation (amending andagreeing terms) and arranging the tenancy and agreement. Additional Tenant Fee: £60 (inc VAT) per tenantProcessing the application, associated paperwork and referencing. Guarantor Fee: £60 (inc VAT) per guarantor (if required)Covering credit referencing and preparing a Deed of Guarantee as partof the Tenancy Agreement. Permitted Occupier Fee: £60 (inc VAT) per permitted occupierExplaining to any permitted occupier their rights and responsibilitiestowards the named tenant(s) and landlord as well as the provision ofdocumentary guidance and assistance during the tenancy. Inventory Fee or Accompanied Check-in Fee: £120 - £280 (inc VAT)Preparing an Inventory and Schedule of Condition of the property,explaining how appliances function and taking meter readings forutilities and services. Pet Deposit: returnable additional security deposit of 2 Weeks RentTo cover the added risk of property damage. This will be protectedwith your security deposit in a Government-authorised scheme andmay be returned at the end of the tenancy. DURING YOUR TENANCY Amendment Fee: £90 (inc VAT)Contract negotiation, amending terms and updating your tenancyagreement during your tenancy. ENDING YOUR TENANCY Check out Fee (tenant’s share): £120 - £280 (inc VAT)Attending the property to undertake an updated Schedule of Conditionbased on the original inventory and negotiating the repayment of thesecurity deposit(s). Future Landlord Reference Fee: £30 (inc VAT)Collating information and preparing a reference for a future landlord orletting agent. OTHER FEES AND CHARGES Lost Security Items: £50 (inc VAT) plus item costObtaining necessary permissions, sourcing providers and travel costs. Out of Hours Services: £60 per hour (inc VAT) plus costs incurredWhere actions of the tenant results in the agent (or nominatedcontractor) attending the property, time to remedy the situation ischarged at the hourly rate. Unpaid Rent / Returned PaymentsInterest at 8% above Bank of England Base Rate from date due. Professional Cleaning (if required): £15 (inc VAT) per hour - deductedfrom the security deposit. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.Early Termination (Tenant’s Request)Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
