<ul><li>LANDLORD FEES:</li><li>FULL MANAGEMENT SERVICE: 12% (no vat).</li><li>This covers the advertising costs to find a suitable tenant. All viewings of the property and the day to day running of your property including rent collection, arranging repairs and inspections, check in and check out.</li><li>Should we need to attend the property to meet tradesmen or services then the fee is charged &#64;£25.00 per hour. Should we be asked to oversee refurbishment or improvements there would be a fee of 10% of the work charged by the tradesmen.</li><li>TENANCY AGREEMENT FEE:</li><li>This covers the negotiating and agreeing the tenancy terms processing the application and necessary paperwork and the preparation of the tenancy agreement and associated documents. To register the deposit with the governments authorised scheme and provide the tenant with a copy of the certificate and prescribed information in line with the procedures. £150.00 (no vat).</li><li>To re-new a six month shorthold tenancy agreement is £60.00 (no vat).</li><li>INVENTORY AND SCHEDULE OF CONDITION:</li><li>The cost to set up the inventory is dependent on the size of the property, number of bedrooms, outbuildings and gardens. This would be quoted for in advance of this work for it to be arranged. </li><li>INTRODUCTORY SERVICE: ONE MONTHS RENT (no vat).</li><li>This covers all advertising costs to find a suitable tenant and accompany all viewing of the property. Negotiating and agreeing the tenancy terms, processing the application and necessary paperwork and the preparation of the tenancy agreement.</li><li>ADDITIONAL SERVICES:</li><li>To register the deposit with the governments authorised scheme and provide the tenant with a copy of the certificate and prescribed information in line with the procedures.</li><li>COST: £125.00 (no vat).</li><li>INVENTORY AND SCHEDULE OF CONDITION:</li><li>The cost to set up the inventory is dependent on the size of the property, number of bedrooms, outbuildings and gardens. If the agency is called out during office hours there will be a charge of £15.00 per hour (no vat) for their time. Early Termination - equivalent to one month&#39;s rent per tenancy plus all rent due under the tenancy until the start date of the replacement tenancy. Unpaid rent - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14 days in arrears.</li></ul>
