High Wycombe Tenant Info:  Holding Deposit - 1 weeks rent Deposit - No more than 5 weeks rent Lost Keys or other security devices - Cost of locks where required, keys and security devices will be charged plus £15 per hour for time taken to replace these where appropriate. Variation of Contract (at tenant’s request and if agreed by landlord) - £50 inc VAT Change of sharer (at tenants request and if agreed by landlord) - £50 inc VAT Late Payment of Rent (14 days or more late) - 3% above the base rate Early Release from Tenancy (at tenant’s request & if agreed by landlord) - Up to £240 if appropriate Holding Deposit* - Maximum of 1 weeks rent (per tenancy) * *This fee is non-refundable: - Should the Tenant decide not to progress with the application/sign the tenancy agreement within 15 Calendar days (unless otherwise mutually agreed) - if the applicant has given false/misleading information on the application form - any applicant fails a Right to Rent check.  It will be returned to the Tenant in the event the landlord is unable to proceed.  Deposit* - Standard deposit: No more than 5 weeks rent (per tenancy) - *This is to cover any damages, dilapidations & defaults there may be, on the part of the Tenant during the tenancy. Lost Keys or other Security Devices Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the Tenant, Landlord & any other persons requiring keys will be charged to the Tenant.  Variation of Contract (At Tenant’s Request) - £50 (inc VAT) to cover Agent\'s costs in contacting Landlord, taking Landlord instructions, preparation of new contracts (if required) & relevant system adjustments.  Change of Sharer (At Tenant’s Request) - £50 (inc VAT) per replacement tenancy or any reasonable costs incurred if higher. To cover the costs associated with taking Landlord\'s instructions, new Tenant Referencing, Right To Rent checks, Deposit Registration and preparation of new legal documents.  Early release from tenancy (at Tenant\'s request and if agreed by the Landlord) - If authorisation is given allowing you to vacate the premises before the expiration of any Tenancy Agreement, the Tenant shall be liable for the following: i) Rent up to the date on which the premises are re-let or the expiration of the Tenancy Agreement, whichever is the sooner. ii) Council tax, Water Rates, Gas and Electricity charges along with any other bills which are your responsibility under the Tenancy Agreement up to the date the premises are re-let, or the expiration of the Tenancy Agreement, whichever is the sooner. iii) There will be a charge of up to £240 (inc VAT) if appropriate, for the Landlord’s costs for re-letting the property. iv) These costs will be no more than the maximum amount of rent outstanding.  Late Rent Payment Interest will be charged on late rent payments at a rate of 3% above the Bank of England base rate. This is for rent 14 days or more late. This interest will be charged after 14 days but will be charged on arrears from the due date.  Overpayment of rent It is the Tenant\'s responsibility to cancel the Standing Order at the end of the tenancy.  Maintenance - In the case of the tenant reporting a maintenance issue with the property resulting in a contractor being called out: - if the contractor investigations find that the fault has been caused by the Tenant/s or an associate of the Tenants, or alternatively no fault exists, any cost for this call out will be the responsibility of the Tenant/s.  Northwood reserve the right to deduct any unpaid monies from the tenancy deposit.
