PERMITTED CHARGES TO TENANTS UNDER THE FEES ACT 2019You will need to pay one weeks rent as a Holding Deposit with your application for a property. This will be held for 15 days whilst we process your application. If you are successful this will go towards your bond or rent. If you are unsuccessful this will be returned to you. You will lose this Holding Deposit if:<ul><li>you pull out during the 15 day processing period</li><li>you pull out of the tenancy before the contract is signed</li><li>we don’t receive the information we need from you within 15 days</li><li>you fail the Right to Rent check</li><li>You provide any false or misleading information</li></ul>The holding deposit will also be returned to you if the process exceeds 15 days due to a delay from the Agent/LandlordOther permitted charges during your tenancy·        Rent·        Bond/Deposit (maximum 5 weeks rent)·        A Charge of £50 inc vat for any variation or alternation to the tenancy such as change of name etc·        Reasonable charge for replacement of lost keys or devices·        Overdue rental payments will be subject to interest at the rate of 3% per annum above the Bank or England base rate calculated 14 days from the date the payment was due up to the date payment is received·        Utility bills/Council Tax/TV licence/Communication charges i.e. Telephone/Broadband/Cable/Satellite and related subscription charges·        Deductions from your Deposit or any breach of the Tenancy Agreement relating to damages or not returning the property back in the same condition as it was at the beginning of the tenancy·        Early surrender fee (if you want to leave before the end of your fixed term) - The Landlord costs in reletting the property plus the amount of rent owing until a new tenant moves in.
