Under The Renting Homes (Fee&#39;s etc.) (Wales) Act 2019 , Agents may no longer charge Agency / Administrative fees, however, landlords may charge you a fee if you lose keys or other security devices or pay your rent late if clearly stated in your tenancy agreement. You may also be asked for other permitted payments, such as a 1 weeks rent as a holding deposit (put towards either the first payment of rent or the security deposit for that tenant) when you begin your application. This holding deposit confers the right of first refusal on this property should you pass the application process. If any misleading or fraudulent information is provided as part of the referencing process then a holding deposit could be retained.
