Sandoes have been providing property services in Westbury for very many years and in 1968 Sandoe &amp; Sandoe commenced trading in Maristow Street.Sandoes is a family business, which has its roots in the West of England and a history in the property sector that spans 5 generations and over 160 years from when William David Sandoe moved from Cornwall to Watford in Hertfordshire to become the Borough Surveyor.He later returned to the west in Malvern, Worcestershire having acquired a local auctioneering and estate agency business, before moving to Gloucester where he and his son, William, traded as Sandoe &amp; Son, operating an estate agency and auctioneering business running from the city’s fruit and vegetable market for several decades.William’s grandsons, Roy and Philip, along with guidance from Uncle George Sandoe, took over the business of Welch &amp; Co. in Frome, Somerset changing the name to Sandoe &amp; Sandoe a couple of years later and expanded to 5 offices before the business, along with many others at that time, was acquired by the corporates in the late 1980’s.Philip stayed on for a couple of years but yearned to become master of his own domain once more and recommenced trading on his own as Philip Sandoe Chartered Surveyors taking the then unwanted management business with him.He was joined a few months later by his son, Julian, who had been working as a commercial surveyor in Birmingham and the West Midlands for some years, with Julian assuming control of the firm on Philip’s death a couple of years later. A move from the Town Hall to newly refurbished Grade II listed premises in Edward Street in 2000 (adjacent to Morrisons Supermarket) was cause for the trading name of the firm to be abbreviated simply to Sandoes Chartered Surveyors.

Holding Deposit; (to reserve a property)A sum equivalent to one week’s rent is required by way of a Holding Deposit to reserve a property. This Holding Deposit will be deducted from the rent and security deposit sums due at the commencement of the tenancy. Retention of a Holding DepositIf the intended tenancy does not take place, the Holding Deposit is non-refundable in circumstances where:-1.        The prospective tenants decide not to proceed with the tenancy.2.        Demonstrably false or misleading information is supplied by the prospective tenants or their guarantors.3.        Where any of the prospective tenants fail a Right to Rent Check4.        Where the prospective tenants delay in providing required information to the referencing agency for a period of 15 days or more.  Security DepositA security deposit is required and held by us against damage or defaults by tenants during the tenancy. Where the annual rent is less than £50,000 the required deposit will be equal to five weeks rent. Where the annual rent exceeds £50,000 the required deposit will equal 6 weeks rent. Tenants security deposits are protected by My Deposits deposit protection scheme, Membership No. 30000405. New Tenancies after 1st June 2019From 1st June 2019, no fees are chargeable to tenants in connection with the grant of new tenancies. Certain fees may however arise during the course of tenancies granted after this date, and these are set out immediately below:- <ul><li>Lost keys (or other security devices):  A charge of £12 (inclusive of VAT), plus the cost of having each replacement key cut, will be levied to supply replacement keys in the event that these are lost or mislaid. Tenants are also liable for the cost incurred in replacing any other security devices (such as radio key fobs for garage doors). If any loss results in locks or other apparatus having to be changed, the actual costs of engaging a locksmith, the supply of a new lock (or other apparatus) and provision of replacement keys or other security items, will be charged to the tenants.</li></ul> ·         Tenancy Amendments: We reserve the right to levy a charge of up to £50 (inclusive of VAT) in respect of the issue of revised or altered tenancy agreements where these changes are required by tenants, or necessitated by their changed circumstances, which include a change of sharer. This is to cover the costs of taking landlords instructions any new tenant referencing and Right to Rent checks, deposit registration as well as preparation and execution of new legal documents. ·         Early Termination of agreement upon tenant’s request:  Should tenants wish to end their contract early, they shall be liable for the landlord’s costs in re-letting the property. They also remain liable for all rent due under the tenancy until the start date of any replacement tenancy. These costs shall not exceed the maximum amount of rent outstanding on the tenancy. ·         Unpaid Rent:  We reserve the right to levy an interest charge at 3% above the Bank of England Base Rate on unpaid rent from the due date until the date of receipt. Please note that this will not be levied until the rent is more than 14 days in arrears. Pet policySome landlords require a higher rent or ‘Pet premium’ if they are to allow tenants to keep pets, and some will not permit allow any pets. Rents quoted exclude any ‘Pet premium’. If you intend to keep animals of any kind at the property, this matter should be raised, and terms agreed before you reserve the property. Requests by tenants of existing tenancies to be allowed to keep animals will be discussed with our clients and agreement reached on whether or not pets may be permitted, and on what terms. Agreement will normally recorded via a side letter. Sandoes are Regulated by RICS, have a complaint handling system in place, and a redress scheme in respect of residential lettings and management via The Property Ombudsman. We are also members of the RICS Client Money Protection Scheme.
