Holding deposit - A maximum of one week's rent

That in the case of a breach of the terms of the tenancy by the Tenant, a letter will be sent detailing the breach and a reasonable administration charge may be made in addition to the costs of any remedial work, in order to compensate the Landlord or Agent his reasonable expenses. Fee set at £50. Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy (before the fixed terms of) . If all parties agree, the tenancy can be terminated early (before the fixed term of 6 months), providing the early surrender fee is settled. That fee cannot be more than the total rent outstanding on the property, it should be reasonable. The fee will reflect the landlord costs in re letting the property plus the amount of rent owing until the new tenant moves in, up to a maximum of the total rent outstanding on the property. The landlords cost to re let to multiple tenants (more than 2) is set at a minimum of 500 .00 + VAT and at a minimum of £350.00+VAT (1- 2 tenants). Please note the surrender clause can only be activated if landlord, agent and tenant all agree to activate the clause. Should the tenant wish to change the tenancy agreement and all parties (including landlord and agent agree on the change) a payment of up to £50.00 including VAT will be charged.
