Located on the banks of the River Eden Armathwaite Place is a magnificent and substantial Grade II Listed country house of great distinction constructed of local stone and set in extensive gardens and grounds of about 34.52 acres.

The house offers in excess of 7412ft2. of elegant accommodation and is of timeless character but in tune with the demands of today's lifestyle. In addition to the main house there is ancillary accommodation in the form of a coach house with planning permission to convert into two 2 bedroom cottages.

The house boasts many charming and original features including period marble fireplaces plaster panelling solid stone flooring and moulded cornicing. The ground floor is entered via a welcoming reception hall/sitting room which creates a striking first impression.

There is access to the gardens at the rear of the house through French windows from a reception hall where the principal reception rooms may be accessed from which a wide and elegant staircase leads to the first floor. Below the stairs is a cloakroom and a barrel vaulted cellar. The reception rooms are remarkable throughout with great volume and character complemented by high ceilings and large sliding sash windows that welcome plenty of natural light. In particular the elegant 34 foot dual aspect drawing room features a beautiful large bay window and a marble fireplace with an inset multi-fuel stove and is an ideal room for entertaining guests. There is a cosy family room also with a fireplace fitted with a multi-fuel stove along with a spacious dining room which features a marble fireplace. The latter provides superb space for formal dining with direct access to the kitchen. The breakfast room adjoining the kitchen caters for the more informal occasions. The country-style kitchen is fitted with extensive storage in bespoke wooden units to base and wall level and there are integrated appliances a stainless steel range style cooker in addition to a four-oven AGA. From the hallway outside the kitchen gives access to the walk-in pantry with generous slate shelving and numerous wall storage shelves. The external door leads to a small flagstoned outdoor yard with covered bin store.

The ground floor accommodation is completed by the fitted utility room opening off the boot room. The rear hall gives access to the Boot room and a separate staircase. On the first floor there are seven double bedrooms. The well-proportioned principal bedroom has a bay window and a spacious ensuite bathroom. An additional bedroom also with a bay window benefits from an ensuite shower room while two bedrooms have access to a Jack and Jill bathroom. The family bathroom is opposite a further bedroom through which there is a staircase for access to the part-boarded loft. The 6th bedroom is currently used as an office and with the 7th bedroom shares a large shower room/WC. The dressing room linked to the 7th bedroom could be a single (8th) bedroom.

The Coach House is situated within the courtyard and currently has two garages with sliding doors. There are two stables and numerous store rooms from a cobbled yard. Planning permission has been obtained to subdivide the accommodation into two dwellings and works have already commenced. (Planning application no. 19/0673 dated 6th February 2020). It is worth noting that a recently installed Biomass wood pellet boiler providing central heating and hot water to the main house will also be utilised to supply the Coach House once conversion is complete as well as the Clock House.

The Clock House is a charming building with arched windows and a sliding door providing access to a garage/workshop. An external set of stairs rises to a storage room on the first floor. The building would lend itself to conversion to a small cottage subject to the necessary consents.

The property benefits from two vehicular entrances one leading to the garaging and the other providing access to the side of the property where there is a turning circle parking and gravelled access track to the parkland and riverside footpath.

The house is set within extensive gardens and grounds including walled and kitchen gardens with a large recently modernised heated victorian greenhouse a spacious side patio with herb terrace a swimming pool a tennis court parkland style fully stock-fenced paddocks and mature woodland. Attractive lawns and borders surround the south and west sides of the house with sandstone patios giving extensive relaxation space. There is agricultural vehicular access to the parkland via a lane beside The Fox and Pheasant which is also a public footpath in addition to access from the side entrance.
