Land: The hill ground at South Craig extends to approximately 136.05 acres (55.06 hectares) and is situated to the northeast of Lot 3 with direct access from the public road that runs along its south-eastern boundary.
The land is graded by the James Hutton Institute as Grade 5(3), mainly suited to improved grassland for agricultural purposes, and F4 for forestry meaning that there is moderate flexibility for the growth and management of tree crops. It rises from approximately 175 metres to 245 metres above sea level.
The hill is currently utilised for grazing but has the potential for afforestation subject to the necessary consents.
A third party owns the mineral rights across the farm and there is an option agreement in place over this lot for the extraction of minerals.
If planning permission for a quarry is granted, rent will be paid to the purchaser of South Craig Farm, as well as royalty payments, correlating with the number of tonnes extracted per year.
