Milstead Manor is a beautiful Grade II* Listed country house nestled in a peaceful location on the edge of the village in the Conservation Area. Dating from the 16th century, the fine timber-framed and mellow brick architecture of the house combine to provide an exquisite and historic home. The property has evolved over the following centuries and, as well as being truly special house of captivating appearance, it offers an extremely comfortable family home.

A solid oak door set within a deep porch opens to a magnificent vaulted reception hall. This dramatic room is lit from front and back by large leaded light windows and is overlooked by the galleried landing above. Oak panelling to the walls and wooden floor boards and exposed timber framing are all beautiful features which set the scene for this impressive house.

The extensive accommodation radiates off this splendid entrance. The sitting room to the front is double aspect, again with leaded light windows and fully panelled walls arranged around an open fireplace. To the back of the house, the drawing room offers a delightful contrast having painted, panelled walls and a recessed fireplace with alcove cupboards either side. French doors open from this elegant room to the garden.

The kitchen is fitted with solid wood units with granite surfaces and is arranged around a central island and an Aga. There is a pantry and a door leads through to a breakfast room, providing an excellent arrangement for day-to- day family dining. The dining room, a generous space with a large inglenook fireplace provides a more formal setting in which to entertain. There is a useful and well fitted utility room as well as an extensive cellar. To the eastern end of the house is a studio with a kitchenette and an en-suite bathroom. This has its own independent access if required.

A wide staircase rises to a half landing where it divides and leads each way to the galleried landing. The master bedroom is an extremely generous room with good storage and double aspect views across the gardens. The en suite bathroom has handmade panelling and units and includes a rolltop bath and a separate shower. Four further bedrooms are all en suite and have their own individual character. A sixth room is currently used as a very spacious study.

The Cottage
The attractive brick and tile hung cottage is situated adjacent to the drive and well away from the main house. The property provides excellent secondary accommodation and comprises a sitting room, kitchen and shower room on the ground floor with two bedrooms on the second floor, one of which is en suite.

Milstead Manor is situated in the picturesque North Downs village of Milstead in the conservation area close to the ancient church. The village has a primary school and the Red Lion pub. There are excellent local facilities available in Sittingbourne, a little way to the north, with a large Sainsbury’s supermarket and a number of more traditional shops and businesses.

A comprehensive range of facilities may be found in Maidstone and Canterbury. The High Speed rail service to London St Pancras takes just under an hour. Alternatively Ebbsfleet International offers Eurostar and High Speed services to London and Paris. Road links are good, with the M2 and M20 close by.

Milstead Manor is approached through double wooden gates set between brick piers. The drive provides a large parking area close to The Cottage and the garaging before sweeping down towards the front of the house.

The gardens provide a mature and fitting setting for the house with different areas provide interest and structure. Immediately around the house a large stone terrace provides an extensive choice of places in which to sit and enjoy the house and gardens. Beyond the terrace, the gardens are laid to lawn and the land rises behind the house, creating a sheltered and private environment.

To the south of the house, a wonderful garden room provides an outdoor sitting and dining area with a paved terrace and ornamental pond to the front. There is a tennis court as well as an extensive kitchen garden with a large glass house.

Alongside the tennis court is an orchard leading to a formal rose garden set behind an attractive former dairy with a thatched roof, which provides extensive garaging and workshop space.
