THE HERMITAGE
The Hermitage is located on the northern edge of Hexham, set in attractive parkland on the banks of the River Tyne. The Hermitage is a discrete stately country house set just outside the popular and thriving market town of Hexham, central to Northumberland’s prime residential area with easy access to the A69 Newcastle-Carlisle trunk road.

The Hermitage is approached past a pretty, yet unassuming pair of gate pillars and a Lodge Cottage which is let separately. A long private driveway sweeps alongside the parkland and culminates at a formal parking sweep. The parkland setting and impressive symmetry give the property huge appeal. Inside, the house has a good number of formal reception rooms with high ceilings, original and intricate cornicing, most particularly the carved wooden ceiling in the drawing room.

The principal reception rooms are arranged along the southern elevation. The drawing room, library and dining room each have feature fireplaces as focal points and shuttered, sash windows overlooking the park. In typical fashion there is a cloakroom close to the front door. The kitchen is a large room with an oil-fired Aga. The large cellars have wine bins and other storage. Within the back parlour there are some interesting features including a range built by Davison & Co of Hexham.

There are two staircases and plenty rooms for the storage of country equipment. The drying or boiler room with its high ceiling has the oil-fired boiler.

The first floor includes a sitting room, 7 bedrooms, 3 bathrooms and a former servants’ hall which the previous tenants have used as an office. Each of the front bedrooms has a fantastic view. There are four rooms (formerly servants’ accommodation) on the second floor.

OUTBUILDINGS
The traditional outbuildings and stable block are not included in the letting.

GARDENS
There is a pleasing quantity of garden at The Hermitage. Within the boundaries of the walled garden to the east of the house are a number of separate terraces divided by mellow red brick paths including well established parterres and a south-facing orangery. The cost of employing the gardener is included within the rent.

DIRECTIONS
From the (former) Hexham roundabout on the A69 take the (north) exit for St John Lee. Take the next left and drive over the A69 bridge heading south. Turn onto the road to the right and the gates and Lodge Cottage are found shortly on the left hand side.

Services
The tenant will be responsible for all outgoings including Council Tax, central heating costs, maintenance of the private sewage system and utilities. The property is connected to mains water and mains electricity. Drainage is to a private system located within the grounds. The central heating system is oil fired.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
