Features and description

  • Superb panoramic fell views.
  • 2 Double bedroomed listed cottage
  • Pretty gardens surrounded by stunning scenery
  • Offered as a fully furnished holiday let.
Location From Ambleside take the Kirkstone Road from the mini roundabout at the northern end of town and continue up the hill to the T junction opposite the Kirkstone Pass Inn. Turn left and continue down the Kirkstone Pass heading towards Ullswater. On passing Brotherswater on your left the turning for Hartsop can be found on your right after less than a quarter of a mile. To access Green Bank, take the right hand turn immediately before the turning into the hamlet of Hartsop itself. This turning is just before the bridge, although the bridge is hard to determine from the road. This leads onto a track passing through the centre of a field. At the end of the track bear right passing Fell Yeat and parking can be found in front of the separately owned barn. On foot, go through the white gates to the left of the barn and up the slight incline. The property can be found here on the left hand side.

Description If you had to sit down and draw up a shortlist of what you wanted from a Lake District cottage - what do you think might top that list? Yes, you might want your ideal property to have character. You might want to be able to step from the door and hike across a wide variety of fells without troubling the car. Maybe you would like to be able to amble along to a village pub? Stroll down to a lake shore? All have great merit, but top of most peoples list will be that their dream cottage must have a view. Green Bank boasts all of the above and more.

Place Fell, Brock Crags, Hartsop Dodd, Grey Crag, The Knott - just a few of the dramatic fells on view, and just a fraction of those which you can access on foot from the doorstep. Character? Thought to date from the 17th century, and having seen service, it is believed, as a house, then a barn before becoming a residence again some 50 or 60 years ago, this stone and slate Grade 2 listed building is a delight from its garden path to its old slate roof. You can stroll down the road to the local pub, with further excellent facilities on offer in nearby Patterdale and Glenridding, not to mention Ambleside just over the stunning Kirkstone Pass. Both Brothers Water and Ullswater are nearby, although the pretty little tumbling beck in the garden is a fair substitute when you feel the need an instantly relaxing fix of natural water.

The accommodation includes an entrance hall, a splendid through living room complete with a cosy log burner, a kitchen, two double bedrooms, a bathroom and two stores. The gardens are delightful and the present owners, not to mention their predecessors and their guests, have always parked in front of the neighbouring barn although you may be able to draw a car up into the garden should you so wish.

Planning permission was granted in 1997 (REF 7/1997/3125) which included replacing windows and converting the loft into 2 bedrooms and a bathroom. The windows were replaced so this permission should remain valid to this day. In 2007 (REF 7/2007/3008) permission was also granted to extend the kitchen at the rear. This permission has now lapsed, but it does demonstrate great potential (and sets the precedent) for those who might wish to put their own stamp on this delightful property. The plans to convert into the loft space were considered an opportune moment to also look at re-slating the main roof, although the current owners have not felt the need to undertake such works subsequently.

This delightful Lakeland home is offered fully furnished as a going concern with plenty of forward bookings (with Heart of The Lakes) which given the ongoing events from 2020, and the demand for UK residents to holiday within the UK, is a demand which is likely to continue for some considerable time yet. The Lake District is a Unesco World Heritage Site after all, and one of our most cherished National Parks.

A truly fantastic and rare opportunity - come and see for yourself.
