Apartment 5 at Holme Eden Hall is a spacious two bedroom luxury apartment over two floors within a historic Grade 2* Listed building, set within extensive communal gardens alongside, and with views across, the River Eden.

This individual property is one of only twelve iconic residences created within the building when it was redeveloped in 2003.

It presents a rare opportunity to acquire a very special property either as a permanent or second home, within access to north Cumbria, the Lake District, the Yorkshire Dales and Northumberland.

Holme Eden Hall is one of only two Calendar Houses in England, so called for the 365 windows for the days of the year, 52 chimneys for the weeks, 12 corridors to represent the months, 7 entrances for the days or the week and 4 floors to represent the seasons.

The River Eden is a premier salmon fishing river and the Hall is adjacent to the renowned Warwick Hall beat. The apartment comes with its own fishing right of the Cairn beck, which is located at the rear of the building.

The apartment has a large fitted kitchen with distinctive vaulted ceiling, incorporating living and dining space, with a beautiful sandstone flagged floor. It has a large arched window overlooking the courtyard. There is an extensive range of fitted base units with granite worktops and a range cooker with concealed cooker hood. Other appliances include a dishwasher, fridge and freezer.

A BIT OF HISTORY
Built in 1833 in a Tudor style for the then prominent Peter Dixon, head of Peter Dixon & Sons, a famous shipping and cotton milling company, Holme Eden Hall was constructed as his family seat and was designed by the renowned Newcastle upon Tyne architect John Dobson.

Following Peter Dixon’s death, the estate was put up for auction, and being concerned for its future it was purchased by Mr Liddell of Warwick Hall, the adjoining estate, who subsequently bequeathed the property to an order of Benedictine nuns, who remained at Holme Eden Abbey as it was renamed, until 1983 when the order was disbanded. In 2003 Holme Eden Hall was re-developed by local builders Cumbrian Homes Limited.

THE LOCATION
The Village of Warwick Bridge is located in the Eden Valley, close to the Lake District National Park. The area is perfect either as a permanent base or as a holiday/weekend retreat being close to some of the most famous areas in the north of England.

The ancient city of Carlisle and the World Heritage site of Hadrian’s Wall are both close by as is the Solway Firth, Scottish Borders and the Yorkshire
Dales National Park.

The regional cities of Newcastle upon Tyne, Manchester, Glasgow and Edinburgh are easily accessible. Whilst the village may enjoy rural surroundings and certainly Holme Eden Hall has an air of timelessness about it, modern day facilities and services are close by and the area is well served by rail transport, with Carlisle station being on the West Coast line. The M6 - at Junction 43 - is close by.

Local sporting facilities include Carlisle, Brampton and Eden Golf courses, Carlisle Racecourse, and numerous high class fishing rivers. The proximity to the National Parks and upland area provide the base for many outdoor pursuits and interests.

DIRECTIONS
From Penrith Junction 40 travel north on the M6 to Junction 43. Take the 3rd exit onto the A69 and travel along this road until you get to Warwick Bridge (beware of speed restrictions). Go over the bridge and travel until you see a wide turning on your left. Turn left and immediately left again (this is a sharp left) which takes you into Holme Eden Hall. There are speed bumps along this road until you come to the electric gates of Holme Eden Hall. When you are leaving Holme Eden Hall go straight until you come to the A69 (near the bridge) – again there are speed bumps. NB Holme Eden Hall is on a one-way system.
