Find this perky, split level one bedroom conversion flat within this attractive semi detached period house on Lewisham Way.
Set back behind a deep front garden, we enter via the communal entrance, through the property's front door into a hallway with the bathroom off.
Lots of natural light in here, accentuating the high ceiling. The fixtures are crisp white with marble effect tiling to the wet areas, and there's a thermostatic shower over the bath.
From here we proceed along the hallway where we find the door to the rear garden, then its downstairs to the living space.
A lobby welcomes us down and first up is the kitchen. Galley style and separate from the lounge, integrated appliances include a ceramic hob, electric oven and extractor hood.
Next up is the lounge, a very generous space with neutral baby blue decor and folded with light from the South facing windows (double glazed to keep things cosy & quiet).
Off here is the double bedroom, cool, tranquil white decor, well proportioned and overlooking the rear garden. Again there's lots of light through the double glazed windows.
You'll find the walk in wardrobe/storage space in the lower hallway hugely useful too.
The private section of rear garden is made up of patio and lawn, stretches back almost 30 feet, and is perfect for a wfh lunch break, Summer's evening glass of something or having mates around for a barbie.
Getting around and into town is such a breeze from here. Nearest stations are New Cross (5 mins) or New Cross Gate (10 mins) both Zone 2 and served by London Overground for the West End, City and Docklands, and mainline into London Bridge (1 stop).
There's loads of buses too, and Deptford Bridge DLR is 15 mins away.
Local green space is plentiful. Fordham Park Hilly Fields and the two Telegraph Hill parks are noteworthy, and of course you're not far from Blackheath and Greenwich parks.
Foodies will love the weekly market just along the way in Lewisham College car park, and Deptford Market Yard is a great venue for bars and eateries. One of Lewisham Way's treats is Meze Mangal, a fab Turkish restaurant.
Goldsmiths Uni, just up the road, is home to the Curzon Cinema, open to the public.
Brockley has become trendier of late too, try Browns of Brockley by the station for coffee, The Brockley Deli, The Orchard, Brickfields and weekend breakfast at Parlez is worth the walk.
The Brockley Brewery does take-out, and you can try first!
The lease has 94 years unexpired, and the ground rent is a minuscule £10 a year.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
