A significant 6 bedroom family home extending to over 4,700 sq ft, set within over half an acre and positioned on the edge of Woodbridge.

Presenting red brick elevations beneath pitched plain and slate tiled roofs, Drummond House is arranged over three storeys and offers accommodation extending to over 4,700 sq ft.

The entrance hall opens to an inner atrium with doors to all reception rooms, which comprise a large drawing room, complete with gas fire and double doors connecting to both the snug and vaulted garden room, which in turn links to the kitchen/breakfast room. The Anglia Factors kitchen is fully fitted with integrated appliances, island unit with breakfast bar and gas-fired AGA. Completing the ground floor there is a utility room, WC and integral door connecting to the garaging beyond.

The first floor comprises a master bedroom with dressing room and en suite, with a further three bedrooms on this level, all with en suite shower rooms. There is also a large family bathroom and a study to the front elevation.

The second floor provides a further two bedrooms, one with en suite shower room and both with glimpse views towards the River Deben.

OUTSIDE

Approached through electric gates, a long block paved drive provides an extensive parking area to the front and connects with the double garages, both with electric up and over doors. Gated access on either side leads to the wrap-around flagstone terrace, connecting to the double doors of both the kitchen and garden room, with a lawned area beyond.

The property is enclosed by mature hedgerows and high level tree coverage, offering truly private and sheltered gardens. The side terrace benefits from a hot tub, and a paved walkway connects to a rear gate offering a separate and lower area of garden with direct access to Melton Grange Road.

LOCATION

Drummond House sits on the edge of Woodbridge with all the town’s amenities, including the thriving Thoroughfare, station, cinema, doctors’ surgeries and river are within a few moments’ walk, as are the numerous pubs, restaurants, the library and leisure facilities. Recreationally there is a wide choice of local societies and sports clubs, including sailing and rowing on the nearby river. There are cricket, football, rugby and tennis clubs along with a number of golf courses on the edge of town. There are top performing schools in both the state and private sectors.

The town’s rail station provides both branch (and soon to be direct) rail services to London Liverpool Street Station via the county town of Ipswich, which lies some 8 miles to the west, whilst the A12, which bypasses the town, links through to the M25, as well as Cambridge, the Midlands via the A14.
