Situation - Harbertonford is a pretty and unspoilt village situated on the banks of the river Harbourne, which follows through Harbertonford into Bow Creek and onward towards Dartmouth.

The village offers a primary school, a church, a village hall and a store/Post Office. The town of Totnes on the River Dart is approximately 3 miles away, being a popular medieval market town with narrow streets and a Norman castle. The kitchen/sitting room is all on the ground floor with a wood burner, range of moveable kitchen units and a further rangemaster cooker. Stairs rise in a glazed enclosure to the first storey, with access to the upper, westerly, decked area/private side garden and to the annexe sitting room. Off this room are two further bedrooms and a modern shower/wc. The whole links back to the main landing and turret rooms.

Gardens & Grounds - The grounds of Maryland House extend to about 3 acres, including numerous landscaped areas to sit and enjoy the fabulous views. The large south facing paved terrace includes an area of level lawn, a summerhouse, and attractive store. A greenhouse is close by. Steps down to an enclosed tennis court. Further steps to the herb garden, with raised beds, and through to the main grassed terraces with two substantial timber stores. An unusual feature is a large former lake with two islands, the larger being linked to the garden with a stone - arched bridge. To the lower area of the garden is a paddock area, accessed from the garden and also from a second drive from the lane via 5 bar gate and large, hardened parking/service area. On the terrace above the paddock is an old stable (previously used by an owners pony), productive vegetable area with polytunnel frame and cutting flower garden.

Outbuildings & Parking - In addition to those mentioned, there is a detached slated and rendered two storey workshop/store and open implement shed. This is approached over paths from the garden and from the entrance drive. The area in front of the house provides parking but there is also a further gravelled parking area for three vehicles off the main drive and the hardened area by the lower access affords space for many more cars or other trailers/vehicles.

Directions - From Totnes proceed towards Harbertonford, take the left at Nkuku and follow this lane to the brow of the hill, where stone gate pillars indicate the beginning of Maryland House drive. Proceed down the drive to the brick paved area of the main house.
