Location

Dunfermline is a historic town situated to the north of the Firth of Forth only 18 miles from the centre of Edinburgh. Renowned for the famous Abbey and the birthplace of the philanthropist Andrew Carnegie, Dunfermline is a bustling town with a good road and rail network making it one of the most accessible towns in central Scotland. The M90 provides fast access to Edinburgh and Perth while the A985 via the Kincardine Bridge provides a good road route to Glasgow. There is a direct commuter train link to Edinburgh and much of Fife, while the centrally located bus station provides direct services to Edinburgh and Glasgow as well as Perth, Dundee, St Andrews and Aberdeen.

The town has a broad range of amenities including professional services, a good retail offering and leisure facilities. The Abbey and museums are a popular draw and the Alhambra Theatre is on the circuit of many international artists. Much of the centre of Dunfermline is protected by conservation status including two beautiful public parks which provide outstanding open spaces. Lothian View sits to the north of the town, just south of the village of Townhill.

Description

Lothian View is a handsome Victorian villa, thought to date back to 1890. The current owners have ensured that the accommodation is extremely well-presented throughout, whilst retaining an abundance of traditional character including original cornicing, ceiling roses, fireplaces and a stained glass window overlooking the staircase. The layout offers great flexibility, with the potential to add additional accommodation, thanks to existing planning permission for a sun room to the south side of the property.

The sitting room and dining room are fantastic sizes, and both have lovely outlooks over the front garden, via large bay windows. The sitting room has a log burner set within a marble mantel. The kitchen has a south facing window overlooking the rear garden. It is fitted with appliances including a Flavel range cooker with eight gas burners and two ovens, and a Neff dishwasher. A rear corridor leads to the study / bedroom 5, utility room, WC and large store cupboard.

The staircase leads up from the main hall, and splits at a midway point. Off the main landing are three double bedrooms. The impressive principal bedroom has an en suite shower room and a separate dressing room. Of the other two bedrooms, one has outstanding views to the south of the Forth bridges, and the Pentland Hills beyond. The family bathroom is off the main landing and has a bath, as well as a separate shower cubicle. The fourth bedroom is set off the midway landing on the staircase. This also has an en suite shower room.

The gardens surrounding Lothian View are beautiful, well maintained and fully enclosed. They extend to about 0.36 acres in size. There is a greenhouse and an abundance of mature shrubs, plants and trees throughout along with attractive seating areas for outdoor entertaining. The original stables sit to the rear of the house and currently provide two separate garages / workshops and two stores. This has the potential for conversion into additional accommodation such as an annexe or home office, subject to the necessary planning consents.
