Situated within a private and secluded location on the outskirts of the coastal village of Llansteffan, this historic mansion, with two self-contained cottages, boasts a wealth of character. It maintains many of its original features, such as the sash windows, beautiful fireplaces, stunning central staircase and lofty ceilings. Attractive views of your own land can be seen from each and every window.

The mansion, believed to originate from the 15th century, was expanded in the 18th century. (For more info read Laques and its Families from The Carmarthenshire Historian vol. 17). Laques currently comprises; six bedrooms, four reception rooms, four bathrooms, large kitchen, dining room, utility, extensive cellars and attic rooms. There are two self-contained cottages - one 3 bedroom and one 2 bedroom.

The handsome and imposing mansion stands in an idyllic rural setting, approached via a private lane. This lane provides access to a gated entrance through wooded grounds leading to the property. Laques is surrounded by its own 30.73 acres of organic pasture, deciduous woodland and mature gardens. There are a variety of outbuildings, including stables, workshop, garage, and a magnificent barn suitable for conversion (subject to planning regulations).

Laques and its cottages provide great potential as either a comfortable family home with multi-generational occupancy or opportunity for an investment/holiday lets.

Often described as Wales best kept secret, the idyllic village of Llansteffan is one never to be overlooked. Llansteffan castle built by the Normans in the 12th century stands prominently above the village and overlooks the river Towy estuary. The village benefits from a community shop, gallery, pub and restaurant and endless walks and views. A boat club is just two miles away. Laques mansion is situated a short distance from the coast with its sandy beaches. Carmarthen town is only 8 miles away.

Come On In... - ... open the imposing oak double doors and step into the beautifully presented hallway, naturally lit by a fine fanlight window. This character and style continues throughout. The living room on your right has a feature fireplace and double aspect sash windows with internal shutters and views to the walled garden. The dining room has a feature stone fireplace and leads to the kitchen/breakfast room, with a four oven Redfyre Aga, exposed ceiling timbers and stunning picture window. The ground floor is split on two levels and to the left of the entrance hallway is the landing area with an impressive dog-leg staircase rising from basement to attic. On this level is a further sitting room with carved oak fireplace with wood-burning stove and wall panelling, and a family bathroom with separate bath and shower.

From the landing area the staircase leads to the lower ground floor, where there is another large sitting room, utility, and games room which leads to an enclosed south facing patio area. Entrance to the cellars is on this level. The first cellar has three separate rooms with vaulted ceilings. The second cellar is particularly large and houses the oil fired boilers proving hot water and central heating.

On the first floor there is a panelled snooker room (or bedroom 1) with an ornate slate fireplace, and a sizeable study room (or bedroom 2). Stairways lead to a further three bedrooms (each with fireplaces) and three bathrooms, two of which are en-suite. All three bedrooms boast beautiful views overlooking the gardens. A further flight of stairs takes you to the 6th bedroom with woodland views. The grand staircase terminates at the very top of the house accessing a large attic room and beamed landing area providing potential for further bedrooms.

To the rear of the mansion there are two cottages which have been converted from a range of former stone outbuildings. The first cottage comprises: hallway (607 x 2682), three bedrooms (825 x 1564/ 1241 x 1034/ 970 x 963) and a family bathroom (1200 x 604 max). From the hallway, stairs lead down to the living area and into the lounge/dining room (1471 x 2035) with a door to the rear gardens. To the left of the lounge is the fitted kitchen (833 x 1469).

The second cottage briefly comprises: hallway (1222 x 778 max), two bedrooms (719 x 1616/ 993 x 1626 max), and a family bathroom (897 x 983 max). From the hallway the staircase leads to the lounge/dining room (1420 x 2010) with door to the rear garden and fitted kitchen to the side (718 x 1426).

Step Outside... - Laques is delightfully situated in picturesque surroundings providing privacy and seclusion. The land surrounds the property on all sides. The 30 acres (approx) comprises 23 acres of organic, south facing pastureland and 7 acres of mature deciduous woodland and gardens.

There are various lawned areas with numerous mature trees and shrubs, pond, streams, walled garden and large greenhouse. A court yard houses the outbuildings including:
garage (2963 x 2121), stone stables with three internal stalls (externally, 39x19 approx), with huge storage area above which is accessed via a separate entrance, brick built chicken coop, stone wood store (1659 x 715) another useful stone outbuilding (1687 x 1505)and a stone workshop (1559 x 3103). To the rear of the outbuildings there is an old Nissen hut and a magnificent stone hay barn (approx. 32x16). The barn was re-roofed in 2018 and provides an opportunity for conversion into holiday lets/residential accommodation, subject to the necessary planning. A further stone building sits above the walled garden.

The majority of the land is south facing and gently sloping. The woodland and mature hedgerows provide shelter and a varied habitat for wildlife.

Heres an opportunity to acquire a country estate that provides a truly rare retreat!
