Moss Farm lies directly south of Croston village, on the eastern side of the Ormskirk railway line.

Buildings
The buildings at Moss Farm are located on a crossroads between Moss Lane running south out of Croston village and Sumners Lane/High Lane running east to west through the northern section of the estate.

There are two buildings:
Grain Store – 27m x 21.5m; steel portal frame building in two spans, concrete block sides, concrete floor and a cement fibre roof. There are two roller shutter doors providing access and a dividing wall inside offering space for approximately 600 tonnes of grain storage.

Old Grain Store – 18.7m x 18.8m; a steel portal frame building with steel sides and roof. There are grain bins inside the building which are no longer used.

Opposite these buildings there are the steel frame and foundations of another portal frame building on the site.

The Land
The land within Lot 2 is predominantly of a loamy and clayey soil, historically having grown productive cereal crops, potatoes and grass leys. In the centre of Lot 2 lies Silcock’s Wood, a 5.5-acre wood.

All fields are accessed from either Moss Lane, connecting to Drinkhouse Road in Croston, or from Carr Lane, also running south from Croston village. A wider agricultural access is also available from High Lane, an internal estate road which crosses Lot 3 and connects to Meadow Lane (the A581).

The Croston Estate is a large, ring-fenced commercial farm situated in West Lancashire – an intensively farmed and predominantly flat landscape stretching west of the M6 between Preston and the Ribble Estuary in the north and Liverpool and the River Mersey in the south.

Moss Farm on the northern boundary of the estate adjoins the historic village of Croston; the estate extends south to Beech Grove Farm at Mawdesley village in the south.

Croston is situated on the River Yarrow and is particularly attractive and sought after owing to its 17th-century historic charm and rural location. The village has two convenience stores, a chemist, coffee shop, a host of pubs and restaurants, a primary school and a large sports club. Croston railway station is on the Ormskirk line running between Liverpool and Preston. Leyland and Preston in the north and Ormskirk to the south offer a larger range of day to day needs. Preston is also located on the West Coast Mainline and provides regular rail services to London Euston.

The estate is highly accessible with its southern boundary and principal farm, Beech Grove Farm, located at Mawdesley which is some 6 miles from junction 27 of the M6.
