Having nearly 30 years&#39; experience of the rental market in the area, Parfitt Property Lettings are well aware of the unique problems faced by landlords, and we are pleased to act as intermediaries in order to offer a stress free rental service.  LANDLORD FEES LET ONLY Advertising as necessary, preparation of particulars, accompanying viewings, taking up references, compiling an inventory and description of the property condition, drafting and the serving of tenancy agreement and required notices. FEES 90% inclusive of VAT of the first month’s rent (75% plus VAT) FULLY MANAGED As for Let Only service detailed above plus on-going rent collection periodic inspections, meter readings, payment of relevant bills, checking property at end of tenancy, agreeing dilapidations, etc. FEES In addition to a reduced Letting Fee, 78% inclusive of VAT of the first month’s rent (65% plus VAT), our Fully Managed fee will be an additional 12% inclusive of VAT (10% plus VAT) of each month’s rent collected (subject to a minimum six month term). ADMINISTRATION FEE Optional service available where the tenant is known or introduced by the Landlord.  Consisting of reference checks, inventory, legal notices and tenancy agreement.  There is a charge of £180.00 (£150.00 plus VAT). CARETAKING SERVICE Suitable for persons not wishing to let their property but needing it to be visited periodically to check the security of the premises, condition of the garden, collection of junk mail, etc. FEES P.O.A. CHARGE FOR RENEWAL OR AMENDMENT OF TENANCY AGREEMENT £48.00 inclusive of VAT (£40.00 plus VAT)

To reserve a property an administration fee is
required.  The administration fee is for
the reference checks, the tenancy agreement and accompanying notices, and the
inventory.

For a single applicant, this is £180.00 (£150.00
plus VAT at 20%).

For additional adult applicants, this is an extra
£90.00 (£75.00 plus VAT at 20%) per person.

For guarantors, if required, this is an extra
£90.00 (£75.00 plus VAT at 20%) per guarantor also.

All applicants aged 18
years and older are required to pass the reference criteria prior to entry into
any tenancy.  We can only agree to a tenancy on
behalf of the landlord subject to satisfactory replies from such referees.  A referencing fee is required to secure any
proposed rental.

 

REFUND OF FEES

If the letting does not go ahead due to tenant
change of mind or default by the prospective tenant or the credit check or
references are unsatisfactory, or it becomes apparent that facts given to us in
this application prove to be untruthful, we regret that the application fee
will not be returned to you.

 

DEPOSITS

The deposit for this property will be one and a half
month&#39;s rent.  Monies can be paid by
Bankers Draft, cash or BACs transfer and will be required to be paid after
referencing has been completed.  We
currently do not take credit card.

RENT

First month’s rent is paid in advance after referencing
has been completed, this is non-refundable should the tenant withdraw before
check in but will be counted as the tenants first month’s rent once the tenant
has taken possession of the property (the first month’s rent pays for the month
you are in the property), and must be paid with cleared funds with Bankers
Draft, cash or BACs transfer.

UTILITIES

All property rents quoted are exclusive of utilities and
council tax (unless otherwise stated).
