Wayborough Manor is a magnificent Grade II* Listed property providing more than 4,000 square feet of beautifully presented accommodation, full of period features. Understood to date to the 15th century, the house was originally four framed bays, later evolving to a classic E shape. Externally the house is most picturesque, having part exposed timber framing with plaster infill underbuilt with brick and flint with mullioned windows.

A substantial wood-panelled door opens to a hallway with flagstone flooring. Through open studworks this gives way to a fine drawing room beyond with a stone fireplace and large windows overlooking the gardens. The room has beautiful exposed timbers, wide floorboards and panelled walls.

Either side of the drawing room are two further reception rooms, a comfortable sitting room with a fireplace and a door leading to the garden, and a double aspect dining room. To the front of the house is a useful study.

The kitchen/breakfast room is arranged around a central island and is fitted with a range of units under granite work surfaces. The room has exposed brick walls and beamed ceilings; there is also a generous larder and a useful utility room.

A splendid staircase rises to the first floor where there are five bedrooms, including the generous double aspect principal bedroom which has a dressing room and en suite bathroom. The second bedroom is also extremely spacious, and has stairs leading to a separate store room and attic which could perhaps be converted to an en suite or dressing room subject to any necessary consents. The three remaining bedrooms are all doubles. There is also a family bathroom.

Wayborough Manor is situated close to the village of Minster, and within easy reach of the coastal towns of Ramsgate and Broadstairs, which offer a wide range of leisure, shopping, recreational and educational facilities, including the popular Westwood Cross shopping centre and cinemas. There are a number of good and outstanding-rated schools in the surrounding towns and villages.

Easy road access is granted via A299 (Thanet Way which links to the M2). The A256 links to the Cinque Port of Sandwich and the A20/M20 at Dover. Stations at Minster and Birchington offer regular services to London and Canterbury. Additional High Speed services can be boarded at Ramsgate and Canterbury. The area has good access to the Continent

Wrought iron gates open to the driveway, lined with mature yew trees leading to the house and plenty of parking in front of the garaging.

The formal gardens provide a lovely setting for the house being laid to level lawns with mature hedge and tree borders. To one corner of the lawn to the front of the house is a summer house which has power and a cloakroom.

A herringbone brick terrace wraps around the south and east side of the house. Low retaining walls and steps lead to a further expanse of level lawn.

Broadband availability and predicted speed: obtained from Ofcom on December 18, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 25, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on December 10, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
