Description
Kirkhill is a wonderful period home dating from around 1790, and it is believed that Sir David Young Cameron, the acclaimed landscape artist, resided in Kirkhill in around 1899 while his family home was constructed in Kippen where he lived for the next 46 years.
This lovely country house has been updated and extended over the years and is set in approx. 0.7 of an acre garden. Built of stone under a slate roof, Kirkhill offers flexible accommodation over two levels in extensive gardens with outbuildings and double garage.
Access to Kirkhill is through an entrance with stone pillars either side, with a gravel driveway leading to the front of the house, the garage and outbuildings arranged down to the left. Stone steps lead to the grand entrance vestibule with door leading to the hallway which has dual aspect windows to the gardens. The principal rooms are all positioned overlooking the gardens and are accessed from the hallway. To the left there is the open plan sitting room which has windows on two sides, fireplace with wood burner, bookshelves and attractive cornicing. From here a door leads to the formal drawing room, which is currently used as a music room. This has a box window and again is dual aspect with a fireplace and decorative cornicing. The inner hallway leads to the heart of the home: the wonderful kitchen/dining room. This has a traditional country style with floor mounted units, Belfast sink and fitted worktop, central island, space for dining and another wood burning stove. From the kitchen there is access to the patio area. A cosy family room looks over the pathway. On the ground floor there are three bedrooms, a family bathroom, shower room, wc/cloakroom and utility room, the latter accessing the courtyard, and also direct access through side gate to the main street. A staircase leads up to the first floor where there are two good sized bedrooms.
The grounds of Kirkhill are a credit to the owners, mainly laid to lawn with well stocked gardens featuring mature shrubs, trees and plants, with a small pond at the rear.
Outbuilding with workshops, double garage.
Location
Kirkhill is located in a secluded position set back from the main street in the centre of Kippen village, a vibrant community with primary school, two popular inns and various amenities. The house is in the catchment area for the highly regarded Balfron High School. There are also private schools in the area including Dollar Academy. The nearby town of Stirling provides a full range of shops and services including supermarkets, a large shopping centre, a cinema and the Sports Village with fitness centres, swimming pools and ice rink while Bridge of Allan is the home of Stirling University which has a sports centre and the MacRobert Arts Centre with a theatre and cinema.
There are many opportunities for outdoor recreation in the area including watersports on Loch Lomond and fishing on the Lake of Menteith. Gleneagles Hotel with its associated Country Club lies to the northeast and provides an extensive range of sports and leisure facilities including three golf courses, the King’s, the Queen’s and the PGA Centenary (host to the 2014 Ryder Cup). Gleneagles is also well known as a centre for field sports, with many guests staying at the hotel for grouse shooting, pheasant shooting and salmon fishing in the area.
The house is easily accessible. The motorway network is only a few miles to the east, with the M80 giving very good access to Glasgow, Perth and the M9 to Edinburgh. Glasgow can also be easily reached via the A811 and then the A81 through Strathblane and Milngavie. Both Edinburgh and Glasgow airports have regular services to London as well as to a wide range of domestic and international destinations. From Stirling there are rail services to Edinburgh, Glasgow, Inverness, Aberdeen and London.

Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
