A pretty former mill overlooking Loch Tay.

Location

Lawers Mill is situated in an elevated south facing position in the heart of the village of Lawers. It has a very private situation tucked away in its own grounds beside the Lawers Burn and with a great view of Loch Tay from the living room. Ben Lawers, one of Scotland’s highest munros, rises up behind Lawers Mill and is a National Trust nature reserve on account of its rare plants and wildlife. The pretty lochside villages of Killin and Kenmore are both within 8 miles with local facilities and a selection of shops, hotels and cafés.

Aberfeldy (14 miles) is the nearest main centre offering most essential services, including a medical centre. The town is becoming known for the quality of its independent shops, cafés and restaurants as well as the Birks cinema which screens mainstream films and hosts a variety of community activities. Breadalbane Academy provides nursery to secondary education and its Community Campus with swimming pool, squash courts, gym and climbing wall is available to visitors and residents in the area. Pitlochry (approximately 29 miles) is home to the Festival Theatre, and has a railway station with services north and to Edinburgh and London. Perth is about 44 miles to the south.

Loch Tay is one of Scotland’s largest and best loved lochs being close to some historic villages and attracting visitors from far and wide who come to fish, sail, canoe and paddleboard or to swim off its beach at Kenmore. The area around Loch Tay is known for its dramatic and beautiful landscape offering many other outdoor activities including golf, hill climbing, shooting, stalking or simply walking the many lovely paths that have been created in the area.

Description

Lawers Mill is a Grade B Listed former grain mill which is believed to date from the early 19th century. Some of the old mill workings are still present and can be seen in amongst the beams of the living room. In 1991 the mill was converted into a house and it was fully renovated and fitted with a new kitchen and bathrooms in 2018.

The Mill is wonderfully quirky, made with random rubble stonework with irregular window and door openings and is built into the slope of the hillside. The front door opens into a small entrance hall which gives access to four bedrooms, all of which are on the lower floor of the house and which are served by a bathroom and a shower room. The bedrooms have south facing windows set into deep sills making them light and bright but also cosy. Exposed stone walls add additional character in several of the rooms. The sitting/dining room is on the upper level. This is a fabulous open plan room with a vaulted ceiling and open beams exposing the old workings of the mill. A large wood burning stove forms a focal point and there is plenty of space for comfortable seating and a large dining table. French windows open onto a south facing balcony which has a tremendous view over the loch. On the north side of the room is a door to the back garden. A galleried landing links the living room to the kitchen which was completely refurbished in 2018. The kitchen also has a small back door to the garden.

Outside
Lawers Mill is approached via a shared private drive which branches into a parking area from where there is a grassy path to the house. The garden is mainly south facing lawn and there is a lovely area to sit out at the front of the house. The property is bordered on the east by the Lawers Burn with the boundary being set half way across the water. It adds a very scenic touch and there are good pools to paddle in during the summer.

Notes
Japanese Knotweed has been found in the south west corner of the plot away from the house. The current owners have an eradication plan in place.
