DESCRIPTION

LOCATION

The Well House occupies an extremely private, rural location accessed off a secluded no through lane. Sitting well within its plot via in-and- out drives the house enjoys a southerly aspect across wonderfully landscaped gardens towards the neighbouring Priors Heys Golf Club. The nearby village of Kelsall which is about a mile away has an attractive church, a selection of shops including a post office and Co-op together with doctor’s surgery, chemist , hairdresser, butcher and veterinary practice.

The popular village of Tarporley and city of Chester are circa 5 and 7 miles respectively providing a wider range of services with extensive shopping in the renowned ‘Chester Rows’ complimented by out of town retail parks including the outlet village at Cheshire Oaks. Schooling is well catered for with state primaries in Kelsall, Tarvin, Duddon and Tarporley, secondary schools at Tarporley and Christleton, and a selection of private schools in Chester
including The Firs, The Hammond, King’s and Queen’s,
Abbeygate College at Saighton and The Grange at Hartford.

On the recreational front there are several sports clubs nearby including football at Tarvin, rugby at Vicar’s Cross, hockey at Tarporley, sailing at Manley and several golf courses locally at Tarporley, Oscroft and Waverton. COMMUNICATIONS

The Well House benefits from excellent road links with access to the M53 and M56 motorways beyond Chester permitting daily travel to all areas of commerce throughout the North West including Liverpool and Manchester. Likewise The Potteries and Birmingham are commutable via the M6 motorway. Travel to London is available from Chester station from which there is a 2 hour service via Crewe to Euston whilst Liverpool and
Manchester are both served by international airports.

OUTSIDE

The Well House is approached via electrically operated gates and over a gravelled to parking areas in front of and beside the house. The drive is flanked by a raised orchard and soft fruit cage, with on the other side a mature hedge and field. Opposite the house is an oak framed and tiled building comprising Carport (17’10” x 17’ deep), Garage (17’3” x 9’2” with double doors, and Gym (16’5” x 8’7”) served with light power and heating.

The drive continues around beyond the house where there is a former Garage (31’ x 15’6” narrowing to 13’1”), of brick and block construction beneath a shingle tile roof, served with light and power and providing an excellent workshop and/or storage space. To the rear is a timber stable and a recently constructed timber tractor shed (15’2” x 9’4”) with concrete base and direct access to one of the fields.
Against the west elevation of the house is a lovely stone flagged terrace which enjoys plenty of natural light and beside which are two pergolas both supporting roses and mature creepers which provide excellent seasonal colour. hedgerows, and are suitable for mowing and grazing horses and/or livestock. In the field to the north of the house is a timber stable block comprising a pair of loose boxes and open fronted field shelter.
