Some words from the current owners
I inherited my home 7 years ago when my dad passed away. My mum and dad purchased the house in 1979. I have always loved our family home and have fond memories of my dad and uncle building the York stone fire place. My mum loved dark furniture and beams and one year when my dad was on holiday my mum had the mock beams put up in the living room and dining room to surprise him. I have their taste and have never wanted to change the decor. There is a built in safe in the corner of the room concreted in, impossible to steel, although in this part of Lyndhurst Way I've not heard of any house break ins. My neighbours are all extremely pleasant and quiet. In our little part of Lyndhurst Way 3 families have lived here since the houses were built, I believe, in the 1960s. Our views are beautiful. Having the grass verge out the front means that it is always peaceful, with no traffic. There are plenty of spaces to park at the end of the green, but as our garage is at the end of the back garden, we are lucky to be able to park there and bypass the hill. There is potential to drive the car into the garden with planning permission.

3 years ago, we had the bathroom modernised and a new boiler and heating system installed. The rest of the house is now tired and in need of updating.

Istead Rise Village is a wonderful community located in-between Meopham and Gravesend. The property is located just a four-minute drive to Meopham Station which takes you into London Victoria in 45 minutes. It is a short drive from the A2, Bluewater, Gravesend town centre and Meopham and Ebbsfleet Train Station. Whilst road links to A2, M25, M2 and M20 are superb, Ebbsfleet International is also within close proximity and walking distance, offering services to Stratford International and St Pancras International (for Kings Cross) in just 11 and 21 minutes respectively.
The Village itself is full of friendly faces and great amenities, including a curry house, butchers, pharmacy, dry cleaners, fish and chip shop, post office and Co-op.
Bluewater shopping Centre is a short drive away with some superb shopping facilities and restaurants and there are also plans for development in the Ebbsfleet village, including a new paramount theme park at Swanscombe.

The property is within the catchment area of several reputable primary and secondary schools and Istead Rise Primary School is just a few minutes’ walk from the house. There are also a variety of secondary schools available in Gravesend including Gravesend Grammar School of Boys and Girls, St Georges C of E Schools, Northfleet School for Boys and Girls and St Johns (See school checker for more information).

This property would suit a wide range of applicants including...
- First Time Buyers
- Investors
- Young families as schools are within walking distance

Broadband availability and predicted speed: obtained from Ofcom on December 17, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on December 8, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
