Description
The Orchard is a detached family house set in a private but accessible situation, close to the edge of Cupar. The house was built in the mid-1990s within the original grounds of Ladyinch House, and is of timber framed and brick construction, with double glazing throughout. The ground floor accommodation offers excellent, flexible and open-plan living space. Whilst the house currently has three bedrooms, the ground floor study could be used as a bedroom, and the large attic storage room may have the potential for conversion (subject to the necessary consents).
The sitting room has a characterful domed ceiling, gas fireplace set into a marble mantle and hearth, and a large south facing window overlooking the garden. Double doors open into the dining end of the open plan kitchen / dining room. A bow window overlooks the garden from here, and there is a door leading out onto the patio. The kitchen area is fitted with a central island with breakfast bar. The surfaces are granite and units have integrated kitchen appliances. The utility room, which is plumbed for appliances, is adjacent and has a storage cupboard and a back door. The study sits off the front hall, overlooking the garden, and would make an equally attractive further bedroom. The ground floor bedroom suite includes a shower room, dressing room, and fitted wardrobes. There is also a family bathroom on this level.
The first floor has two double bedrooms both with south facing dormer windows, and Velux windows facing north over the playing fields and to the hills beyond. From one of the bedrooms, there is access to the large attic store room. Subject to the required consents, it may be possible to convert this into further living space. There is also a shower room on the first floor.
The house is approached through wrought iron gates off Balgarvie Road, opening onto a generous monobloc parking area and double garage. The grounds are fully enclosed by a stone wall and beech hedge providing the house with peace and privacy. The south-facing garden is surrounded by stocked borders and flower beds containing a variety of trees and shrubs. A summerhouse sits to the south of the garden on the edge of the lawn and creates a wonderfully sunny area to enjoy. To the east of the house is a greenhouse and garden store. A paved path leads around to the back on the house.

Broadband availability and predicted speed: obtained from Ofcom on February 11, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 11, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
