Equestrian enthusiasts will be delighted with this charming property on the outskirts of Wroxall village opposite the renowned Donkey Sanctuary. The detached chalet bungalow offers superb rural views across the Downs. It includes a separate detached two-bedroom lodge and is surrounded by approximately three acres of paddocks. There are seven stables, a barn, tack room and a 60ft by 20ft ménage covered with a mixture of sand and carpet gallop all-weather surface as well as plenty of parking facilities. Even the track leading to the property is a designated bridle path and you can access the Downs in a matter of minutes where you can ride for miles over beautiful countryside.

The modern interior of the property is a delight with a spacious double aspect open plan living room with wood flooring that flows through to the contemporary kitchen that has a wide archway to the dining area. The kitchen includes a central island breakfast bar and a range of units housing a double oven and hob with space for additional appliances. There are double doors to the conservatory and direct access to the utility room where there is plenty of space for tumble dryer, washing machine and freezer.

Also on the ground floor is a very useful study and a family shower room servicing the two double bedrooms. Indeed, there is never any need to queue for the bathroom in this property as the two double bedrooms on the first floor each have en-suite facilities. Both bedrooms are double aspect with the large main bedroom having a contemporary bathroom with a bath and separate shower whilst the other one includes a shower room and a dressing area.

As well as all the equestrian facilities there is also a large, decked terrace for outdoor entertaining where you can really enjoy the spectacular views. It leads to an enclosed lawn area and a charming, detached office that is ideal if you want to work undisturbed by activities around you. The detached, two-bedroom lodge has a living area, an open plan fitted kitchen and a shower room with patio doors to the private garden area which also houses a hot-tub. This makes an excellent holiday let or could always be available for family or grooms if staff were needed to help look after the horses.

What the Owner says:
We love the peace and quiet as well as it being an ideal place for our horses. The fact we can ride out for miles without going on the road at all is a real bonus. In addition, the holiday let generates a useful income. However, business commitments mean we have to move back to the mainland. Wroxall is just a couple of miles north of Ventnor and is associated with Appludurcombe House and it is delightful living opposite the Donkey Sanctuary. Both the local pub and post office/convenience store are about 10 mins walk and being on the east side of the island it is easy to get to the ferry for the mainland.

Nearby Ventnor is a charming town and became one of the more famous seaside resorts during Victorian times when Queen Victoria frequented Osborne House as she liked its unique micro-climate. The town has a delightful seafront with a traditional bandstand and great walks along the sea wall and beside the gorgeous Cascade Gardens. As Ventnor's all year-round climate is milder than that of the surrounding areas it is notable for its superb Victorian Botanic Gardens, where you can enjoy a stroll round a 22-acre sub-tropical paradise.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 22, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
