Farm land
Key information
Property description & features
Ty Mawr is a standout example of a well-equipped commercial dairy farm, with the infrastructure having been well designed with maximising production, ease of operation and cow welfare at the forefront of the current owners thinking.
Ty Mawr Farm comprises the farm bungalow (subject to an agricultural occupancy condition) and extensive range of well-equipped modern farm buildings including a 50 point GEA Surge Westfalia rapid exit parlour and cubicle housing for 386 cows.
The bungalow is set over split levels, with an open plan kitchen-diner, living room, conservatory, study, 3 bedrooms and family bathroom all on one level, with a further bedroom on a lower level and a bedroom with en-suite on the first floor. Attached to the bungalow, and accessed from
the back hallway is a farm office and utility room.
The land within Lot 1 consists of primarily productive grass lays extending to about 160 acres, which are cropped with arable silage in rotation. There is a further 6 acres of permanent pasture and 25 acres of mainly deciduous woodland.
The vendors currently rent about 130 acres of additional land in two blocks, both of which adjoin the property. It is understood the owners of these two blocks would be open to discussing entering into agreements with the new owners of Lot 1 Ty Mawr for them to continue to rent this additional land.
The land at Lot 1 Ty Mawr is well served for access with frontage onto three public highways and a network of internal tracks. There is a cow track leading from the farm building giving access to the main block of land to the east via a underpass under the public highway. All of the grazing fields are well served with water troughs connected to the farms private water supply.
The current owners farming system is grass based, with arable wholecrop silage grown in rotation. Some of the land has also, in the past, been cropped with maize for forage.
In all the farm extends to about 205 acres.
Ty Mawr is arranged in one block with good access from public roads. The the bungalow and farm buildings are located on the western side of the property.
The landscape around Ty Mawr is gently rolling with broad shallow valleys interspersed with blocks of woodland.
Ty Mawr is situated about 4.5 miles south of Newcastle Emlyn which provides a good range of amenities.
Ty Mawr is located in North Pembrokeshire, with the county famed for its beautiful coastline which extends north into Cardigan Bay.
The port of Fishguard is located to the west and provides a regular ferry service to Rosslare in Ireland.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
