DESCRIPTION
The home of Thomas Tod Stoddart for 43 years in the 1800s, then known as Bellevue Cottage. Thomas Tod Stoddart was renowned as an expert angler and fly maker with published papers in the Chambers Journal and author of the poem “In Praise of the Tweed”. The River Tweed is only a 5 minute walk from Bellevue and offers short and extended walks in the glorious Kelso countryside.

Now known as Bellevue, the property has been extended and completely renovated to an exceptional standard while retaining its period features. The extension to the rear provides a garden room and utility room and could be utilized as a self-contained apartment for extended family or letting use. Incorporated in the build is a fireproof corner area and ceiling to facilitate the installation of a multi-fuel stove. This part of the property could have its own access via the rear garden.

The existing owners have used the property as an up-market guest house. Under previous ownership the property has benefited from having a licence for the sale of alcohol which, subject to the usual conditions, could be reinstated. The property at this time is rated as business and domestic and therefore only partial domestic Council Tax is payable.

Bellevue’s many features include ornate style plaster cornices, Victorian tiled flooring and unique leaded inner panel doors in the foyer. The property benefits from gas fired central heating with Biomass Pellet option, double glazing and all bedrooms are en suite.

SITUATION
Bellevue is located within easy access to the town centre’s amenities as well as a short walk from the River Tweed. Kelso is arguably the most attractive of the Borders towns and is set in an area of great scenic beauty.

The town is noted particularly for its fine market square and for the remains of one of the great Border Abbeys. Kelso sits at the confluence of the Rivers Tweed and Teviot, boasts  good shopping, and  provides an excellent range of social and sporting facilities including golf, bowls, tennis, swimming, curling, National Hunt Racing and fishing.

A new high school has been built on the northern edge of Kelso and the town has good road links with the other principal towns in the Scottish Borders. There are railway stations at Tweedbank (16 miles), Galashiels (18 miles) and Berwick upon Tweed (24 miles). Edinburgh is an hour’s drive away and Newcastle Airport is one and half hours drive.

The countryside around Kelso offers great opportunities for many outdoor pursuits and the Cheviots are within easy reach making hillwalking a popular pastime. Cycling is enjoyed by many due to the number of quiet country roads.

There are many annual events at the Border Events Centre including the large agricultural show known as the Border Union in July each year.
