Situated in the Waveney Valley, The Gawdy Hall Estate is a very special place indeed that has been in the same family ownership since 1938. At the heart of the estate is the site of the former Gawdy Hall which was demolished in 1939, however the landscaped parkland, serpentine lake and ancillary buildings, including the Entrance Building to the Hall, Coach House and Walled Kitchen Garden, remain.

The Estate has been beautifully managed by the current owners and run as a highly productive and well equipped farming unit whilst maintaining its estate feel, enhanced by the sweeping entrance drives, ancient woodland and well maintained parkland and grounds.

The 116.72 acres (47.236 hectares) of parkland lie at the centre of the estate along with significant areas of ancient woodland, including Gawdy Hall Big Wood which is classified as a Site of Scientific Interest (SSSI).

Gate Lodges lie at the two principal entrances to the estate with the drives approaching, from the east and south, the site of the former hall through the parkland and Gawdy Big Wood respectively.

Nearby to the site of the former hall, the existing Gawdy Hall was constructed in 1939 as a temporary property for Mr Tresfon to reside in whilst the original was rebuilt, however he decided that he liked the property so much that he would continue to live there rather than re-build the Hall.

The Coach House was converted a number of years ago into two residential properties, Stable Block and Stable Cottage.

Lodge Farmhouse, an attractive and substantial brick farmhouse, is situated at the southern end of the estate in mature grounds. In addition, there is a range of traditional buildings, a recording studio, estate office and separate 3 bedroom bungalow.

The other properties within the residential portfolio are spread across the estate and have been proactively managed and
improved where necessary over the years.

The productive arable land, extending to 1,510 acres (611 hectares) is easily accessible by internal estate roads and is serviced by extensive modern traditional farm buildings at Grange Farm including 4,500 tonnes of grain storage. The land has been extremely well farmed and extensively under drained where necessary.

In addition there are two active poultry units on the estate which are let along with a poultry site to the north of Gawdy Hall which is no longer in use.

The nature of the landscape and extensive ancient woodland have historically supported a shoot which no longer runs but could easily do so. As well as potentially supporting a shoot, the woodland areas significantly enhance the estate’s amenity appeal.

The Estate is extremely private and there are very few rights of way across it, in particular there are none across the parkland and core area.

The Estate is located to the north of the market town of Harleston which includes a number of shops, services, public houses and a hotel. The larger market town of Diss is approximately 12 miles to the west and includes a main line rail link to Norwich, Ipswich and London. The journey time from Diss to Norwich is from 17 minutes, Ipswich from 22 minutes and London Liverpool Street from 1 hour 36 minutes.

To the south of the estate is the A143, providing access to the A14 at Bury St Edmunds to the west and to the coast at Great Yarmouth to the east. Norwich is within easy reach, around a 30 minute drive to the north.
