The landlord will contract on a single fixed monthly charge, comprising rent, utilities and service charge. Our tenants prefer this certainty to help with budgeting and cashflow planning. The landlord is not registered for VAT, and no VAT is payable on landlord charges. No deposit is required.
On top of the landlord charges, business rates are payable to Westmorland and Furness Council and are based on the Valuation Office Agency ratable values (shown below). If this is your only office and you claim Small Business Rate Relief, all the vacant suites below will attract zero rates.
Finally, unmetered water rates are payable to United Utilities at approximately £140 per year. These figures are subject to confirmation by United Utilities and Westmorland and Furness Council.
