A CHARMING SEMI DETACHED RED BRICK COTTAGE SET IN A LOVELY ELEVATED POSITION IN THE SOUGHT AFTER VILLAGE OF RUSCOMBE, WITHIN EASY ACCESS OF THE POPULAR MARKET TOWN OF STROUD AND LOCAL AMENITIES

Entrance Hall, Kitchen/Breakfast room, vaulted Sitting Room, downstairs Bathroom, double Bedroom, pretty front Garden, stunning Views

Directions - The property is most easily found by leaving Stroud on the A419 in the direction of the M5 motorway. At the Cainscross roundabout take the third exit up Paganhill Lane, passing the fire station on your left. At the mini roundabout bear left signposted Farmhill and continue up the hill to Whiteshill, passing the primary school on your left hand side. Almost at the top of the hill turn left into Ruscombe Road, continue past the church and start to weave down the hill towards Ruscombe passing Zion Hill on your right and continue into Ludlow Green where Ludlow Green Inn Cottage can be found after a short distance on your right hand side.

Description - A little gem of a cottage set in a lovely elevated location within Ludlow Green in the village of Ruscombe. In need of some modernisation to realise its full potential with the possibility to reconfigure with the necessary planning and building consents. The cottage is currently arranged over two floors with an entrance hall with large store room, fully fitted kitchen/breakfast room, bathroom and impressive vaulted sitting room on the ground floor with good sized double bedroom upstairs. To the front of the property is a beautifully laid out cottage garden with pond and flower bed borders. The property looks over the valley to the front with stunning far reaching views of The Stroud Valleys.

Location - Ruscombe is what is called locally a 'hill village', which developed high up on the escarpment immediately west of Stroud, a Cotswold market town with a post industrial history, dating from when the water powered cloth mills in the surrounding valleys, made the region very prosperous in the 17th and 18th centuries. As such the village originally comprised a scattered collection of houses and cottages for workers associated with the trade. Modern Stroud is a very different place with a vibrant arts scene which is constantly evolving. As the administrative centre for the south-west Cotswolds it also has excellent facilities including 4 major supermarkets, 2 grammar schools, leisure centre, multiplex cinema, provincial theatre and main line train station with regular services into London Paddington from just over 90 minutes. Ruscombe and Whiteshill benefit from an active, well supported community with an excellent calendar of events and classes held within the Village Hall, the Village Shop Community Hub and Whiteshill School. For commuting from Ruscombe, access to the M5 motorway is especially good - Junction 13 (Stroud) for Bristol, the West Country or the Midlands - Birmingham being about an hour by car.

Places of interest

Painswick, arguably one of the prettiest villages in the Cotswolds, is situated between Cheltenham and Stroud. It contains an exceptional number of fine old buildings dating from the 17th and 18th centuries with a particularly special Grade 1 listed church as its centrepiece. From the village there are commanding views in every direction across a verdant landscape comprising unspoilt valleys, interspersed by a series of little country lanes. The village, which has good local amenities, is popular with all ages but particularly amongst the retired. Painswick is ideally located for Cheltenham and Gloucester and within two hours of London by road, being very accessible to the A417 which links the M4 (Junction 15 with Junction 11a of the M5 motorway). Cheltenham has a main line station (Birmingham New Street from 45 minutes) and this famous Regency Spa town is also famous for its racing, literature, music and science festivals as well as its excellent schools, shopping, restaurants and theatre. The Painswick Office serves the village and a large area from across to the River Severn, round the southern edge of Gloucester and Cheltenham to the villages to the north of Cirencester. It is consequently responsible for selling properties in some of the most sought after locations in the whole region while working closely with its sister offices at Stroud and at Minchinhampton and The Mayfair Office in central London.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
