Very rarely do properties such as this come to the open market! Ashelford Farm is a truly unique, stunning example of a barn conversion which was transformed into this beautiful home by the current owners, who have taken every effort to ensure the authenticity of the original features are retained, allowing the quality of workmanship to speak for itself.

The main house comprises a spectacular open plan Living/Dining/Kitchen with aspects over each elevation, but the view to the front is without a doubt one of the best uninterrupted, countryside views you will see.

The bespoke kitchen area, offers a butler sink set in slate worktops and moveable island unit, Lacanche cooker with LPG burners and dual fuel ovens. Ash flooring throughout this area, Fireplace with wood burner, leading off from the Living Area is a fabulous balcony with glass balustrading and composite decking, again enjoying the same views as well as over the gardens and pond.

Stairs lead to the ground floor where there are 2 splendid double bedrooms, both benefiting from fitted wardrobes and cupboards. The larger master bedroom cleverly incorporates a bespoke, fitted four poster bed with sumptuous canopy and curtains. Dual aspect windows again afford views and there is a charming en suite bathroom with 4 piece suite, including a statement, period roll top bath. Unusually, from this Bedroom a door leads to a further Garden Room with feature fireplace with wood burner, numerous arched windows and 2 sets of doors, all enjoying striking views over the gardens and beyond. The main house is double glazed and has oil fired underfloor heating throughout.

THE TALLET
Detached Property with Holiday occupancy. This superb property offers generous accommodation over 2 floors and enjoys a very private situation, ensuring privacy for itself and for Ashelford Farm. Thoughtfully designed, so it blends into the setting, the accommodation offers, a Garden Room with full height windows and bifolding doors to the front, onto the private enclosed patio area, all enjoying the spectacular views. Open plan, Living/Dining/Kitchen with high quality units with integrated appliances and a feature wood burner. Generous Shower Room and a double Ground Floor Bedroom, enabling disabled use/access. Stairs lead to the First Floor where there are 2 large double Bedrooms both with En Suite Shower Rooms. The main Bedroom certainly has the "wow factor" with large feature window, taking advantage of the views yet again. A door from this Bedroom leads out onto a further composite decked balcony with glass balustrading and there is access via steps to outside.

The Tallet offers, a double carport with electric charging point and additional parking area.

OUTSIDE
The gardens and grounds that surround Ashelford Farm have been beautifully landscaped and tended to with lawns, spring fed pond with specimen plants which include a banana tree and ferns. Lots of little intertwining paths lead to various areas of garden which include a Rhododendron Garden, vegetable garden with raised beds, and a further area with soft fruit cages. There is a charming detached office with, power, light, sink and amenities and wood burner, with adjoining store, which could easily be adapted into a cloakroom/shower room subject to p/p and therefore offering potential as an air B&B. There are additional stone barns, one which could lend itself to provide additional accommodation to the main house, if linked via a passageway, subject to p/p, and a further detached 2 storey barn. There is a covered 3 car carport and wood storage. The vendors have cleverly adapted a store to the front which they use as a laundry/utility room, plus there is a shower room and a floor above, again offering lots of scope for additional use. An adjoining work store could be incorporated, if required.

The land included amounts to approximately 60 acres, 14 of which are glorious woodland. Both properties enjoy the most stunning aspect over their adjoining fields and countryside, with views that take your breath away. They have to be seen to be believed, they are that good!

The vendors have only run The Tallet as a holiday let for a short period of time, but already it is proving popular with guests who want to be close to Exmoor, enjoy luxury accommodation and of course enjoy views such as this.
