General Comments And Situation - This is arguably one of the most important and strategically positioned manor houses within the whole of the Roseland Peninsula. Set within the parish of Ruanlanihorne about one mile from the creek of the River Fal and less than two miles inland from the south Cornish coast, the setting of this small estate in the backdrop of rolling countryside is idyllic. In recent years the Manor House and all the associated buildings have been carefully restored and refurbished so that now Treviles Manor is a property of unique charm and character and one of the most desirable homes in this part of the county.

The Roseland Peninsula is scheduled as an Area of Outstanding Natural Beauty and is renowned for its many scenic attractions both inland and along the coast. The beaches at Carne and Pendower are within a few minutes driving distance from the property and all the harbourside villages such as Portloe, Portholland, Portscatho and St. Mawes are all within a few miles. The tidal saltings at nearby Ruanlanihorne at the head of the creek are also a significant local feature and there are good sailing facilities at Percuil and St. Mawes. The city of Truro with its cathedral and fine shopping centre is about 11 to 12 miles away. Here there is an intercity rail link to London (Paddington) whilst the nearest commercial airport is at St. Mawgan, near Newquay (about twenty five miles).

History - Treviles Manor occupies an ancient site with earliest mention in the Doomsday book. The present house is believed to have evolved mainly during the 17th and 18th Centuries and much of its architectural importance is due to the Luke family who held the estate through to the early 1800's. The Luke family vault is in the local churchyard. It then became the seat of the Peter family which included several ecclesiastics with Reverend John Peter being Rector of Grade Ruan (near Helston) from 1823 to 1853 and then later Reverend Lewis-Morgan Peter as Vicar of Cornelly, near Tregony.

The Manor House - The first impression of the house after entering the property through the magnificent pillared entrance is the north west elevation which is possibly the oldest part of the house. This elevation is dominated by a stone doorcase with cornice and there are large Georgian sash windows under a low eaves. The south eastern wing added around 1700 is in many ways more stately and where bandings of natural stone with cut granite are highlighted by a flat granite band to first floor cill level and with all openings spanned by flat arches also of cut granite. Inside the house there is a wealth of period detail including some splendid mid 18th century fireplace surrounds, a geometric plaster ceiling in the study and an impressive stair hall with Chinese influence balustrade. A careful programme of refurbishment now ensures there is every modern facility including beautifully fitted bathrooms and a very homely bespoke fitted kitchen focusing to a four oven Aga. There is oil fired central heating throughout with radiators in all rooms. It is a fascinating house full of interest and history and with echos of grandeur which are a testimony to a bygone era.

A sweeping gravelled driveway leads up to the house and terminates in a wide parking and turning area. There is access from this driveway to a GARAGE 18'6" x 10'3".

The GARDENS are a superb complement to the house, much of it being enclosed by high stone walls (some with decorative slate capping) and where lawns are interspersed with a variety of mature rhododendrons, azaleas and where raised rockery areas have been made a feature. Herbaceous borders extend adjacent to the wall and a doorway leads through to an enclosed kitchen garden with raised beds.

From the front garden gravelled areas flanked by mature shrubberies lead around to the south of the house where sweeping lawns rise to a ha-ha and a vista beyond over the fields. This area abuts a sheltered belt of woodland where there are some ponds connected by an ornamental bridge. A small walled enclosure is now a delightful herb garden.

Outside - There is a walled garden to the rear of the cottage and a gravelled courtyard to the front for parking. Here there is a useful outbuilding, part of which is used as UTILITY/SHOWER ROOM with shower cubicle, plumbing facilities, wash hand basin and W.C.

The Stable Yard And Farm Buildings - In close proximity to the house but discreetly concealed from same there is a magnificent range of traditional farm buildings, barns and stables. They are grouped around a wide courtyard and very much in their traditional form. Being largely of stone construction and with some brickwork under slated roofs they comprise EIGHT STABLE BOXES (six full size, the other two suitable for ponies), a TACK ROOM with W.C, sink and plumbing for washing machine, a GROOMING AND SHOEING STABLE and also a FEED ROOM. A large two storey BARN presently incorporates grain silos. These buildings have planning consent for conversion to four holiday lettings cottages and which includes a large four bedroom master dwelling with full residential consent.

Beyond the garden wall to the east of the house there is a further building known as "THE CIDER BARN" which was formerly of three storey construction (now modified to two) and which has been re-roofed a few years ago in natural slate. This building and in particular the west elevation has considerable architectural merit and this previously had planning consent for a three bedroom dwelling. The top section, approached from outside steps, has been re-wired.

Beyond the traditional farm buildings there is a range of commercial farm buildings fronting concrete yards and comprising FORMER MILKING PARLOUR, LOOSE CATTLE HOUSE 40' x 90' (12.19m x 27.43m), an "Agriweld" GENERAL PURPOSE BUILDING 90' x 35' (27.43m x 10.67m) and also a "Farm Building Services" FODDER SHED 75' x 35' (22.86m x 10.67m). This latter building fronts a separate concreted forecourt and is gated from the adjacent road.

Swimming Pool - 40' x 20' (12.19m x 6.10m) Tucked away in a secret stone walled courtyard and accessed through an arched gate from the front garden there is an outdoor heated swimming pool complete with LOGGIA, cobbled floor and with access through to CLOAKROOM and adjacent BOILER ROOM.

The Land - The land extends in all to 97.85 acres or thereabouts and completely surrounds the Manor House and associated buildings although bisected by a minor country road. The land is in excellent heart having been well farmed and managed over the years with good gates and drinking troughs to most fields. A stream runs along the south western boundary. A large part of the land has been let to a local farmer in recent years and largely utilised for arable production. The fields around the house are in grass and have been used for grazing horses and other livestock. All fields are either level or have a gentle south westerly slope.

Opposite the Manor House there is a full size MANEGE (SAND SCHOOL) 196'10" x 131'2" (60m x 40m).

Services - Mains electricity to the Manor House and virtually all the buildings. Mains water to the dwellings with private water supply to the fields, swimming pool and gardens. Private drainage system for the house, apartment and cottage. Telephone connected subject to British Telecom regulations. Oil storage tanks for oil fired central heating to each dwelling.
